Vacation Rental Description
Our vacation home has everything you will need for a relaxing summer or winter (and fall) vacation! Large enough for multipile families, it has two living areas with flat screens/DVD/VCR/fireplaces in each one (one gas other wood stove/open door fire). Has 3 bathrooms - one on each of 3 levels - Our library has pull out couch and a separate entrance to private bath on main floor (can be used as 5th bedroom). Only two steps to get in house from garage or front door. 
Lower floor (walk out in back) has 3 rooms and laundry. The 'Kennel' has two bunks - lower bunks are double and upper single - to sleep up to 6, media room (flat screen,fireplace,internet/desk/work area) has two built-in single bunks w/curtain. Master bedroom has it's own bath with double bottom bunk and single bunk above. All bedrooms have closets. 
Main living area has windows all around and is very bright,can seat up to 18 for dinner(using two expandable tables), granite counters and 3 stools at counter, flat screen, gas fireplace, bath, and large foyer and sitting/reading room with pull out couch, TV (for games, etc) boot room (winter) and deck off kitchen ( 8 person limit on deck w/gas grill). 3rd floor has bath and two bedrooms with 1 double and 3 queen beds, large walk in closet that sometimes kids like to sleep in - mats provided. 
Outside 8 person hot tub with fire pit and benches and chairs, view of mountains, charcoal grill(charcoal provided) We have a lawn service and the large flat lawn is great for sitting out on a summer (or winter!) day or night. 
2 car garage provides storage for skis/snowboards and has a new pinpong table. 
(Note - above garage is a separate 1 bedroom apartment for caretaker - has private entrance and no common walls with main house. Sometimes there is someone there, but you will most likley never see anyone.) 
Flexible pricing based on time of year, length of stay, and # of people. 
Driveway plowed every 4", wood provided, separate small Sub-zero frig in bootroom for beer/drinks. 
There is a community bus that will pick up and drop off at bottom of road (150 yards) in winter. 
We are right ON the Catamount Trail - longest X-country/hiking/snowshoe trail in Vermont! Right out back yard - follow signs. At night in Spring/Summer/Fall, you can hear the Chase River - a short walk down the Catemount Trail - 150-200 yards, or hike/ski/snowshoe to the famous Mad River Barn - about 1.5 miles on trail for a apres ski drink. 
 
1 mile down road is the Hydeaway bar and restaurant, and beyond that another 1.5 miles is the quaint village of Waitsfield with everything you might need in way of supplies, stores, shops,more restaurants, etc. 
We are on a 5 house cul-de-sac, very private, cannot even see another house in summer/fall.  
Parking (perpendicular) for 6 + cars. 
 
We can send more pictures of inside and outside per your request as well. 
Professionally cleaned, linens provided, gas cooking, large frig all appliances less than 5 years old. 
We request that shoes be removed upon entering boot room - sweater/socks (all new) provided! 
 
This is our vacation home and we try to provide everything that we want in a vacation home. We have had rave reviews and many people return year after year.

    • We have a room A/C we have never used - it is in garage - and no renter has ever needed it - at 1400 feet, the mountain air is cooler and dryer - however it is there for someone who needs it. Pingpong table is in garage - can be used there or pulled outside on nice days. Ski storage in garage. Extra gas tanks, charcoal and lighter fluid provided. Chemicals checked each week in hot tub, but a full array of supplies are there - please test before entering. We cannot be responsible for non-adults in tub - therefore we recoomend no one under 14 enter and never any kids without an adult. Same with fire pit.

    There is a $500-$950 security deposit returned within 30 days of end of rental based on inspection by caretaker or property owners. Generally it is sent much sooner than that. Deposit check will be cashed to hold dates. Cancellation policy - before 60 days of rental period you will get a full refund, minus $25 cancellation fee. Within 60 days your deposit will be returned but unless we are able to fill rental period you will forfeit rental payment. Acceptable Payment: Personal check or money order - no credit cards. We have flexible nightly rates based on length of stay, # of people, and season. There is a 9% Vermont state rental tax - it is waived for stays longer than 30 nights. Discounts for stays of 14-30 nights.
