Vacation Rental Description

Relax in a unique setting amongst the vines in this historic farmhouse with mature and private garden, only a 400ft stroll through the vines to a private sugar sand beach. Fully equipped kitchen, leading through to open plan ding room, study and living room with wood burning fireplace, LCD TV and Wifi. A covered deck overlooking the rear garden, quality webber gas BBQ grill and a screened in front porch complete the entertaining areas of this private family home, located in the heart of Long Island Wine Country.

All four bedrooms upstairs have central air conditioning, each leading off a central, wood paneled corridor. The master bedroom suite has a Queen size bed, half bathroom and separate sitting area. A queen size guest bedroom, two twin bedrooms with two single beds in each and a full family bathroom complete the upstairs accommodations. There is a separate "Mud Room" with washer and drier on the first floor, plus another half bathroom.

The nearest domestic airport is Islip McCarthur (ISP), the nearest international is John F. Kennedy (JFK). Newark, New Jersey is an extra hour, so try for JFK if you can.

Immerse yourself in the relaxing world of the North Fork, surrounded by spectacular beaches, beautiful vineyards and wineries, fresh farm produce and elegant dining. This spectacular location is only 2 hours from Manhattan, an easy day trip, yet has all the benefits of a lovely beach holiday atmosphere in an unspoilt part of the world. Originally, the vineyard farmhouse, the property is part of, but separate from one of the premier vineyards in the area. Sip wine on the rear deck, overlooking the vines where the grapes are grown, while the BBQ sizzles in the large garden. The house comfortably accommodates 6 to 8 people in 4 bedrooms. There is one full family bathroom, and two half bathrooms (lavatory and basin), plus an outdoor shower. Central air conditioning upstairs to cool the bedrooms in August, and permeating throughout the house. For cooler season, a lovely open fireplace and warm European style duvets and cotton linens.

There are now some 48 wineries and vineyards on the North Fork of Long island, new York. This is Long Island Wine Country, with many events throughout year. As well, we have an excellent Outlet Shopping Centre in Riverhead, lovely Art galleries, a Water park, Antique stores, numerous farmstands to "pick your own" from strawberries, to peaches, apples and pumpkins. Greenport, a nearby fishing port, has lively bars and restaurants, yet a quite stroll along the beach and in the parks is never far away. It is the most beautiful place to look at and has many serene and quiet corners. You will never be so well wined and dined as here on the North Fork. Day trips to NYC, Boston, Mystic Seaport, Foxwoods and Mohegan Sun casinos, all possible from here.

Travel Info: Many of our visitors arrive by air, from destinations including Europe into JFK Airport, which is also convenient for Manhattan, if you plan to spend some time there, as well as visit the beautiful North Fork and Hamptons. The nearest domestic airport is Islip Airport, 45 miles away. It's easy to transfer between the airports and Southold by renting a car at the airport, or to and from Manhattan by Hampton Jitney. The "Jitney" is a fast luxury coach service, and if you select a flight to arrive during office hours for a local rental car company, they will meet the Jitney on arrival. The trains are good, but run infrequently to this end of the Island, and involve one or two changes. With luggage, this is not a good option. Everyone, including locals, uses the Jitney , which has a convenient schedule, movies and a lavatory on board, and takes 2 to 2 1/2 hours. Go to Hampton Jitney dot com, and Click "North Fork/NYC" line for schedules and to book in advance online. Local rental cars are available at Enterprise and Hertz. For those who don't want to drive from the airport, we can arrange car service, but a local car is recommended to get the best out of the area.

Rent is charged weekly, although you are certainly welcome to stay longer! Rates start at $1,600 all inclusive, rising to $3,750 in high season. Check In days are usually Saturdays from end of June to beginning of September, but we can be flexible sometimes off season, so please ask. The house is closed from November to May 1st. We accept payment in US$ by check, or bank transfer. We also accept credit cards. Cancellation Policy: Advance rent paid is fully refundable less a $200 admin charge if the house is re-rented for the same rate or higher rate, otherwise the difference is forfeit. We recommend all our guests take out travel insurance. To make a booking, we require 50% payment, the balance payable 6 weeks before arrival. The security deposit of $500 is fully refundable, if the house is left as it was found, subject to contract. A normal end of stay house clean is included in the rent, as are linens and towels, and beach towels.
