Vacation Rental Description
‘Lemon Bay House’ is a beautiful, large, Useppa style villa situated in a quiet corner of the lovely community of Rotonda West. Newly built, it is equipped and furnished to an exceptionally high standard. With its own private 25 ft solar heated pool and luxurious electrically heated spa, overlooking the waterfront, you can relax and enjoy the sun all day long. Our villa is a perfect holiday home for up to ten people, so you can easily accommodate family and friends. Our villa has two equally enormous master bedrooms, both with impressive en suites, including jacuzzi baths, walk-in showers, twin vanity units and of course, wc. You will feel like royalty in our luxurious, high queen size beds! You will find plenty of wardrobe space and Bedroom 1 also benefits from an additional large dressing room area to make room for all those new outfits you will be buying in the many excellent shopping malls close by! There are two further spacious twin bedrooms with a shared en suite containing bath/shower over, vanity unit and wc. Extra guests can be accommodated in the cosy den which has an additional double sofabed as well as a large 32" flat screen TV, DVD and CD player. Or simply, 'snug up' in front of your favourite film in the evening. The den is adjacent to another separate shower room which leads out to the pool area.
There are both formal and informal dining areas perfect for days and evenings relaxing indoors; the formal dining area offers an extendable table which seats 10 people comfortably; the informal area consists of a dinette and breakfast bar. In addition, there is a large extended deck area with a gas barbecue, perfect for dining 'al fresco' style. The view out over the canal is stunning and being a designated bird sanctuary, you will see a wide variety of birds and other wildlife. If you're lucky, and patient, you may also see an alligator!
The large open-plan kitchen is well equipped with high quality units and appliances, including dishwasher, fridge/freezer with ice maker, microwave, oven and waste disposal unit as well as a wide range of cooking equipment and utensils. There is a separate utility area with large capacity washing machine, tumble dryer and butler sink.
Other equipment includes: First aid and emergency tool kit, ironing board and iron and Linen basket and cleaning equipment. There is an access door from the utility room to the double garage.
The lovely, spacious lounge area is exquisitely furnished and has large sliding patio doors which open out to the pool and lanai and overlook the canal. The property benefits from Wireless Internet access.
The large pool deck is equipped with patio furniture, sun loungers and a removable child safety guard around the pool. There is a double garage with electric door opener and a large drive area to park several cars easily.
Lemon Bay House is perfectly situated for accessing the beautiful beaches of the Gulf Coast; Englewood beach famous for its shells is only a 15 minute drive away and the Siesta key, arguably one of the best beaches in the world,is just under an hour. Gulf coast sunsets can be stunning!
One of the biggest selling points of the area is the wonderful golfing opportunities. According to one of our guests, it is 'cheaper after May 1st and if you buy a 'Big summer golf card' from various courses, you can play golf on excellent courses for only $25 including a cart!'
The area is a haven for fishing, both deep sea and coastal with many places offering equipment, boat rental and fishing trips. Boating is extremely popular and a visit to Port Charlotte is a must. Water sports are also widely available.
Other attractions within reach include Busch Gardens adventure park, The Everglades and of course, Orlando theme parks.
If all this isn't enough, there are extensive shopping opportunities! The nearest large mall is just 20 mins. drive.
Facilities
A complimentary 'welcome pack' of groceries is provided on arrival for all our guests, allow you to relax after your long journey. Other extras include: Hair dryers in both master bedrooms; four bicycles, beach chairs, parasol, cool box, selection of board games, DVDs, pool inflatables and a comprehensive file of local information and places to visit. All bed linen and towels are provided, including four large beach towels. Cleaning takes place at the end of your stay. Our local professional maintenance company will be on hand should you need any help during your stay. The spa is electrically heated (optional) and for this, there is a small extra charge to cover costs. There are two additional televisions with cable in both master bedrooms.
Activities
Busch Gardens wildlife park - 1.5 hours drive (highly recommended), Orlando theme parks just 2.5 hours drive.
There are 5 golf courses in the Rotonda community itself, and many more within 20 miles of the villa. These range from championship quality private and semi private courses to public courses operating pay and play.
For shopping, the large mall at Murdoch Circle is only 20 minutes away and factory outlet centers at Ellenton and Fort Myers are about 1 hour away. For everyday groceries and goods, there is a large Walmart a few minutes away on the 776 which stocks every imaginable item and is always open. Opposite is a Walgreens Pharmacy. There are plenty of good local restaurants in the Rotonda and Engelwood beach areas, and some larger burger/steakhouse/taco chains in Murdoch Circle.
Nearest beaches just 15 min. drive away. Popular boating area.
Lots of fishing opportunities - nearest place is on the canal outside the villa!

A booking deposit of 20% is required. The remaining 80% is required 60 days before arrival date, with a security deposit of £200. On booking, you will be sent a copy of our terms and conditions and cancellation policy etc. The management company will check the house on departure, and providing no damage has occurred, the security deposit will be fully refunded. The spa is electrically heated (optional) and there is an additional charge of $80 to cover the costs. All other costs, including cleaning at the end of your stay are included. Payment is acceptable in UK Sterling or US Dollars by Bank Transfer, Paypal or by personal cheque. Please e-mail for further information. N.B. Discounts will apply for late bookings (i.e. within 6 weeks of departure) and long term lets over 3 weeks. Please contact owners for details. We will consider price matching any quote given for a similar high standard of accommodation.
