Location: Brooksville, Upper Gulf Coast, Florida, USA (In Central Florida -between Tampa, Ocala and Orlando.) 
Accommodations: Cottage in the Woods - 3 Bedrooms. 1 king bed, 1 queen bed and 1 futon (convertible bed) - 1 Bath - (Sleeps max.4)  
 
If you've been looking for an affordable (and quiet) vacation home in central Florida, this is the place. Situated in the woods on 1.4 acres, our rental is close to all central Florida attractions, while being only 1/2 mile from the trails of Withlachooee State Forest. 
 
Deer are spotted on a regular basis on property, while turkey and hawks are common, too. The lot has wooded neighbors on all sides. Very secluded and private. Even though we're woodsy, quiet and cozy, we're modern and we have all the creature comforts you could ask for (almost).  
 
We offer you satellite TV with pre-recorded movies and DVD's. 3 rooms have separate TV receivers and remotes. There are DVD players in the living room and master bedroom.  
 
After a "hard day" of vacationing, you can relax and plan your next adventure on our computer. No need to lug the laptop! We have a Dell desktop computer with monitor and mouse- plus high speed broadband internet connection, for all that research. By using google maps, you'll be ready to start each days' journey with a solid map and the details you'll need.  
 
The full kitchen has everything you need: including electric oven, microwave, dishwasher, ice-making refrigerator, toaster, coffee maker, and plenty of pots, pans plates and silverware, etc.  
 
The carpet is new and the house has been thoroughly updated. We know you've come to expect quality furnishings, so we didn't skrimp on details. Full Air Conditioning throughout, plus a fan in each room. 
 
Just grill your favorite food on the sun deck or screened in back porch... and relax.  
The deer sometimes come out at dusk...

    A $300.00 SECURITY DEPOSIT is required at time of booking to hold your reservation. Refunded within 7 days if no damages. ADVANCED PAYMENT of 50% of the rental rate is required 90 days before. It is not a damage deposit. BALANCE OF RENT is due fourteen (14) days before. CANCELLATIONS that are made 91+ days prior to the arrival date will incur no penalty, except for the loss of the security deposit. Cancellations that are made 61 to 90 days prior to the arrival date, will incur a penalty of 25% of pre-paid rental fees, plus the entire security deposit. Cancellations that are made 31 to 60 days prior to the arrival date, will incur a penalty of 50% of pre-paid rental fees, plus the entire security deposit. Cancellations that are made 0 to 30 days prior to the arrival date, will incur a 100% penalty of pre-paid rental fees, plus the entire security deposit. Early departure does not warrant any refund of rent or deposit.
