Villa Features  
 
Tropical Breeze Villa boasts a West Facing Pool/Spa and Covered Lanai and has full sunshine from mid-morning until Sunset and is only overlooked by nature itself.  
 
Safety of small Children 
The Intruder Alarm System bleeps when any external door is opened alerting you that an external door has been opened, there are also separate alarms on each external door plus the Utility Cupboard Door, these can be enabled if required. By Florida Law every Swimming Pool must have a safety net that runs the complete length of the Swimming Pool giving additional security to parents of small children. 
Living Area 
The Lounge has Two Two-Seater Sofas and One Love Seat, 32" remote controlled TV with Cable package, Home Theater System with AM/FM Radio, CD and DVD Playback and Surround Sound and Playstation 2 with Games. One Sofa pulls out to become a Queen Size Sleeper Sofa enabling Tropical Breeze Villa to accommodate 10 persons. Triple Sliding Patio Doors which make the Lounge Area a very well lit area. 
 
The Kitchen is Fully Equipped with separate Utility Cupboard housing Washing Machine and Tumble Dryer. There is a Breakfast Nook with Table and four (4) Chairs and Breakfast Bar with two (2) Bar Stools. 
 
There is a separate Dining Room which has a Dining Table with Six (6) Chairs located adjacent to the Kitchen. 
 
The Pool/Spa & Covered Lanai are located directly outside the triple Sliding Doors of the Lounge Area. These Doors open completely bringing the atmosphere and sunshine of the outdoors in. The Swimming Pool is 30 foot by 15 foot and the Spa is 7ft in diamteter. The Covered Lanai has a Patio Table & Four (4) Chairs and in addition two (2) Recliners with Foot Stools for you to relax on. There is also a safety net that runs the full length of the pool for the added safety of small children whilst the pool is not in use. The Pool has mesh screen enclosure which keeps the insects out but allows full sunlight through. 
 
The Lounge has a large decorative Ceiling Fan to give an added coolness to the room in the height of Summer. 
 
The Bedrooms & Bathrooms 
 
Two Master Bedrooms with En-Suite Bathrooms. Both have Sliding Doors that lead out onto the Covered Lanai (Pool Deck). 
 
Two Twin Bedded Bedrooms with Shared Third Bathroom (Pool Bath). 
 
All Bedrooms have Built in Wardrobes, Remoted Controlled Televisions with Cable Package, Ceiling Fans and Radio Alarm Clocks. 
 
Master Bathroom One has Twin Wash Basins, Garden Tub, Shower and separate Toilet. 
 
Master Bathroom Two has Twin Wash Basins, Shower and separate Toilet. 
 
Pool Bath/Bathroom Three has Wash Basin, Bath with Shower and Toilet and door that leads out onto the Covered Lanai to enable you to have a Shower directly after Swimming.

Champions Gate National & International Golf Courses are located at the Omni Resort in the Cahmpions Hate Resort Village. This is also home to the David Leadbetter Golf Academy. 
Tropical Breeze Villa is just a 2 minutes drive to the Champions Gate Resort Village that has :

				Season Rate
				Low Season Price:	£450 per Week
				High Season Price:	£550 per Week

A booking will be confirmed once a booking form and the 10% non-refundable deposit has been received by us. Full Payment of the final balance is due 10 weeks prior to departure. Cancellation - For cancellations between 4 and 10 weeks before arrival date there will be a 50% refund. For cancellations within 4 weeks of the arrival date there will be no refund. Security Deposit - A £200 Security Deposit in the form of a cheque will be required by us at the time of your final payment. An alternative to paying the Security Deposit is by taking out a Damage Waiver Insurance at a cost of £25 which covers Accidental Damage ONLY that may occur during your stay, any damage that is deemed not to be accidental will be invoiced for and payable in full immediately. Pool Heat is optional and is recommended during the months of November through March at an additional cost of £10 per day, please ask for this when you make your booking.
