Our Villas are superbly fitted with furniture and features personally chosen to enhance the ambiance and comfort of your stay. Most holiday villas have standard furniture packs - not ours, we guarrantee you'll want to come back! 
 
Located in a quiet and peaceful area, yet only a few minutes from all the awesome amenities of Kissimmee and Orlando, featuring excellent restaurants and entertainment for eating out.  
 
Major theme parks such as Disney, Epcot and Universal Studios, Sea World etc. are all within a short drive (10min) with attractions such as Kennedy Space Centre, Busche Gardens and Coco beach just an hour away. 
 
Our air conditioned villa benefits from its own large private pool, with a shallow end perfect for the children. Leading from the living area is a spacious patio furnished with table chairs and sun loungers. The sliding patio doors are fitted with audible alarms for you to set, so that you can know immediately if the little ones open the doors to the pool area. 
 
With 5 1/2 bathrooms and six large bedrooms (four en suite), our villa is ideal for a large family or two families sharing. Thourough cleaning is undertaken between each guest, both internally and externally - the pool is cleaned and tested weekly, even throughout your stay.  
 
Imagine - a kitchen area fully equipped including ice maker, tea and coffee makers, high quality crockery and cutlery - looking out over the kids playing in the pool. You are on holiday ! - you don't want to have to worry about things you forgot to bring ! - everythig is there waiting for you, right down to the hairdriers in every room. 
 
If you have small children Hi chairs and cots are also available on request at a small additional charge. There is a utility area with washing machine and dryer, ironing facilities etc. 
 
This delightful spacious villa includes a fully air conditioned Billard / Games room complete with professional eight foot pool table. We have also provided a PC worstation equipped with broadband and a full range of office software for those who just can't leave their work at home! 
 
Situtuated on a large plot in a quiet neighborhood in a much sought after resort, our villa is close to a children's play area. It also has ample parking for two vehicles, so if you're sharing with friends you can each have your own transport and therefore have a little privacy and self indulgence too. 
 
A BBQ is available on request - these are hired in as required, so that you are assured of a clean servicable unit - there is a small additional charge and can be arranged with our management company when you arrive, or alternatively, book it ahead with your main booking. 
 
All of our properties are fitted with an ADT alarm system, enabling you to guard your personal property while you are away for the day, enjoying the wonderful amenities that Florida has to offer.

• Travel Info: Our villa is in Seasons Blvd. just 1/2mile from the large Wal-Mart store on the 192. There is a choice of two international airports, Orlando MCO and Sanford, the drive taking about 35 minutes from Orlando and 55 minutes from Sanford. Kissimme is a very popular area because of its array of restaurants and local entertainment. Major theme parks such as Disney are about 10 minutes drive.

A 15 percent non-refundable deposit is required with booking, remainder 6 weeks prior to arrival. Cancellation will not be accepted closer than 3 weeks prior to arrival. IMPORTANT: If cancelled we will return the refundable portion of the booking that we actually received in GBP or USD, whichever was the chosen currency. We will not be held liable for, nor will we refund any exchange rate losses or payment processor fees incured during the incoming and outgoing transactions. NB: Prices may be subject to change at the owner's discretion. Please note, if required, pool heating will be charged at $180 / wk in addition to the above guide prices. Pool heating may be required between October and March. Please note that if your booking is for less than 5 nights in low season or 7 nights at other times, there will be an additional cleaning charge of $150.
