The villa is spacious and fully air-conditioned and the accommodation includes:

LARGE GREAT ROOM - with high ceiling and ceiling fan.

FORMAL DINING - with dining table and chairs.

LOUNGE - overlooks the pool and golf course. Entertainment includes a large multi channel cable television, Playstation 2, multi region DVD, CD player with radio a selection of DVD’s, CD’s, books and games suitable for all ages

NOOK - computer with broadband access and great for informal dining and also overlooks the pool and the golf course.

KITCHEN - fully equipped including a large oven, microwave, fridge/freezer with ice maker, dishwasher, coffee maker, toaster, waste disposal unit, telephone, plenty of flatware, silverware, glassware and lots of cooking equipment and utensils. Separate flatware and silverware suitable for use in the pool area.

MASTER SUITE ONE - views of the golf course and patio doors lead directly to the lanai and pool, cable TV, mirror, clock/radio and telephone. Doors lead to a walk in closet and the master bathroom.

ENSUITE BATHROOM - has an external door to the pool area. It has a large walk in shower, toilet, large lit mirror and washbasin over a vanity unit. All towels and a hairdryer are provided.

MASTER BEDROOM TWO - cable TV, clock radio, full length mirror and large fitted wardrobe.

ENSUITE BATHROOM - bath with shower over, toilet, basin, large lit mirror and vanity unit.

BEDROOMS THREE AND FOUR - are identical with twin beds, cable TV, clock and large fitted wardrobes.

FAMILY BATHROOM - adjacent to the twin bedrooms with a bath with a shower over, toilet, washbasin, vanity unit, a large lit mirror, bathroom scales, hairdryer and linen hamper.

WI-FI HIGH SPEED INTERNET- the villa has high speed wi-fi internet access for laptops and a desktop with broadband connected to the internet available for use.

INTEGRAL GARAGE AND GAMES ROOM - houses the washing machine, tumble drier, laundry basket, iron and ironing board, clothes airer, vacuum cleaner. There is also air hockey and football tables and a dart board. Games equipment can be moved giving parking for 2 cars.

For young guests there is a buggy, highchair, travel cot/playpen and car booster seat.

PATIO AND COVERED LANAI - the covered lanai provides welcome relief from the sun and overlooks the pool and golf course; with outside lighting it is suitable for use from early morning breakfast to dinner al fresco or a late night drink. Furniture includes a patio table and chairs, sun loungers and barbecue.

SWIMMING POOL - views of the golf course so is not overlooked from behind by other villas. To keep children safe there is a pool safety fence separating the pool from the lanai. This has underwater lighting so is ideal for a late night swim!

For additional privacy we have added Florida glass to the pool screen.

SECURITY - Southern Dunes is a fully gated community.

SHOPPING - Just outside the entrance to the community is a variety of shops including a 24 hour Wal-Mart, 2 chemists, bank, choice of restaurants, petrol station, hairdressing salon, liquor store and video hire shops. Disney World is 20 minutes away, Posner Park is 8 minutes and Eagle Ridge Mall is 15 minutes.

RECREATION - Southern Dunes is one of America’s top 100 golf courses designed by Steve Smyer. Apart from this fabulous golf course other facilities include a pro shop, driving range, use of the clubhouse with a restaurant and bar, tennis courts, large communal swimming pool, gym, library and children’s adventure playground.

It is the perfect base for not only a Disney or golfing vacation but all central Florida's varied and interesting attractions. It provides a quiet haven after a tiring day at the parks or for those who just want to relax away from the hustle and bustle.
