New in late 2006, this five star property built to a Mediterranean design is the perfect spot for your Florida holday.

The great room with it’s vaulted ceiling is large with sliding doors to the lanai and pool beyond. It has extended service cable television, DVD and CD players, 2*2 seater couches and 1*3 queen sofa bed with bedding. There is also a coffee table and occasional tables with lamps [3]and scatter rugs. The media unit had TV & DVD player, DVDs, CDs and many information leaflets.

The dining area seats 6 to the table with a further table and seating for 4 in the kitchen nook plus two bar stools to the breakfast bar where there is a telephone for free calls within the USA and Canada and a radio CD player.

The villa has two double en-suite bedrooms to the rear of the property, on opposite corners of the Villa and overlooking the pool area with conservation beyond. These bedooms both have TV/DVD and clock/radio, one having a hairdyer and hotbrush plus telephone and internet modem. The two twin bedrooms to the front [TV] & side [crib with bedding] share a full bathroom which has direct access both from the front bedroom and the hallway.

Front keys are kept in a coded box. Digital telephone, high speed wifi internet and multi chanel digital TV are all available thru the Brighthouse cable service. All the main rooms plus the lanai have fans and the house is air conditioned/heated. The bedrooms are carpeted and all other rooms, which are tiled, have rugs.

There is a safety bar and alarm at the sliding glass doors to the pool area. This is Florida law and gives you peace of mind if young children are in the house.

The villa is in an enclave of 12 houses at the rear of the small 96 home subdivision of Lake Wilson Preserve and backs on the conservation area with the pool and decking in full sun until late afternoon. Take a look at our own website www.blue-skies21.co.uk for current updates.

The pool is delightfully private with only homes to the sides. There are 4 sunbeds with pads, 2 sun chairs, 4 lanai chairs with pads and a large and two small round tables. There is some plastic kitchenware for outdoor use. The pool is cleaned once a week [normally Tuesdays unless inclement weather] by contractors and the heating can be turned in by arrangement [$140 per week, $20 per day , minimum of 48 hours] There is also a large gas bar b q with tools, which must NOT be used on the decking but either on the concrete slabs outside the pool doors or in front of the garage. This must be cleaned by the renter, it is NOT management responsibility and they will charge $40 for a BBQ cleaner to prepare it for the next guest if not left in a clean condition. Please sluice the bar b q areas with hot soapy water before you leave.

The villa comes fully supplied with kitchen ware for 12, all cleaning, laundry and cooking utensils/white goods, fridge with ice maker and freezer space, tableware, pots and pans etc etc.

Some small soaps and toilet tissue will be there for your initial comfort.

There is full bedding, in duplicate, for each bed with a further crib and sofa bed bundle. There are also wash linens in duplicate - per head - and 4 pool towels.

All cleaning items are in the garage. i.e. washing machine, dryer, iron and board, buckets, stepladder, vacuum etc. Also an old buggy and the bar b q.

There is a brand new shopping mall - outdoor - on the doorstep which should supply all your immediate needs. There is also a new larger mall with department stores on the I4. just past junction 58 south, which we are led to beleive will have direct entry.

Gas and 7/11 two minutes.

Kissimee and the 192 10 minutes north past CVS.

Several international golf courses in the vicinity, and horse riding and a water park at Reunion, almost opposite.

Disney 10 Minutes

Sea world and Universal 20 minutes.

The Space Coast is approx 1hr as is the Gulf coast and Bushe Gardens.

Orlando airport 30 mins, Sandford 1 hour - easy route.

The Villa is in a very relaxing area, normally quiet surroundings, and there are residents both opoosite on the corner and a couple of the other homes in our part of Lake Wilson Preserve which help to maintain the standards set by the Home Owners Ass. Dogs are not permitted to roam, but should be walked on their leads and any 'doings' hygienically removed. We charge $100 per week for your pet, and $500 if we are not notified - this covers the 'bug man'.

We do have references we can supply if requested.

We ask a 20% non returnable deposit payable upon booking, the balance 4 weeks in advance of occupation. We then supply key code, a little booklet and maps. We are managed by RDB vacations who have proved excellent over the 2 years we have been with them. Fees may be paid to RDB by cheque or credit card, [5% charge] or direct to ourselves by cheque [to the UK] or electronic transfer to our bank in the UK or US. PLease allow time for these transactions to go thru. These costs include Florida taxes at 12% and pool heating. £50 discount per week, if pool heating not required. We average out Nov-March £350 as low season, April-June & Sept-Oct £400 medium and the remainder £450 high which includes the last 2 weeks of December, Easter and Spring week. If you have to cancel, we retain the deposit unless we manage to refil the villa when we will credit half of this back to you on any subsequent booking.
