Vacation Rental Description
A wonderful 3 bed, 2 bath villa with a private pool on the Hampton Lakes Community which is only a 10/15 minute drive from Disney and convenient for all the other attractions in the Orlando area. All of the following are included in the cost of our villa: 
 
 
• Free Pool Heating 
• Free local and international telephone calls to over 100 countries 
• Free wireless broadband internet access (you will need your own laptop) 
• Games Room  
• TV in Family Room with over 70 cable stations 
• TV in all bedrooms, also with all cable stations. 
• DVD Player and a selection of films 
• Play Station 2 and selection of games 
• Small library of books for your use 
• Use of Safe during your stay 
• High Chair if required 
• All towels and linen 
 
The villa is fully air-conditioned throughout and has a well equipped kitchen, including oven, microwave, dishwasher, waste disposal, fridge/freezer, coffee machine, toaster, blender etc. There is a separate laundry area including washing machine, tumble dryer, ironing board etc. 
 
The master bedroom has an en-suite bathroom, including separate ‘walk-in shower’ and has it’s own access into the pool area. The remaining 2 bedrooms share a second bathroom which is conveniently located between the rooms. 
 
Both the Family Room and Living Room have plenty of space and allow guests to spend time on different activities if they so wish. 
 
Hampton Lakes is a lovely community and you are welcome to use the facilities on the estate, which include Volley Ball and Tennis Courts, together with a number of children’s play areas.

    A deposit of 20% of the total rental price must accompany bookings. This deposit is not refundable under any circumstances. The balance of your account is payable 10 weeks prior to the date of your arrival at the villa. At the time of balance payment a SECURITY DEPOSIT of £200/US$350 is payable. This will be returned to the Guest within 28 days following the completion of the rental period, provided that no loss from, or damage to the villa is reported to the Owner. FAILURE TO PAY THE BALANCE INCLUDING THE SECURITY DEPOSIT by the due date (10 weeks prior to arrival) may result in the loss of your booking and initial deposit. IN THE EVENT OF CANCELLATION BY THE GUEST the following penalties will apply: More than 10 weeks’ notice - loss of deposit 6 - 10 weeks notice 50 % of the rental charge 4- 6 weeks notice 75% of the rental charge less than 4 weeks notice 100% of the rental charge.
