In detail, the accommodation consists of :- 
Lounge :- Two comfortable, cushioned Settees. 
Central Coffee Table and two Occasional Tables & Lamps. 
Entertainment Centre containing a Widescreen TV, DVD Player, Stereo Music Centre and a  
generous selection of DVDs, Games & Books.  
 
Dining Area :- This is open-plan with the Lounge and has a Dining Table and six Chairs. This area leads, via  
Sliding Patio Doors, to the Pool Area. 
 
Kitchen :- Here there is a Cooker with 4-ring Hob, Microwave, Dishwasher, Waste Disposal, Fridge /  
Freezer with Ice Maker, Electric Kettle, Toaster, Coffee Maker and a full compliment of  
cutlery, Crockery, Utensils, etc, and for more informal dining there is a Breakfast Bar &  
Stools. 
 
Master Bedroom :- This overlooks the Pool, and has a Queen-size Bed, walk-in Closet, Dressing Table, TV, Bedside  
Tables, Phone, Clock Radio, Table Lamps and Hair Dryer. There is a "Full Bathroom" ensuite. 
 
Bedrooms 2 & 3 :- These have Twin Beds, Bedside Cabinets, Tallboy, Table Lamps and built-in Closets. 
 
Family Bathroom :- This is located adjacent to Bedrooms 2 & 3, and is similarly equipped to the Master Ensuite  
with Bath, Shower, WH Basin & WC. 
 
Garage :- Here we have a full Laundry system incorporating Washing Machine, Tumble Dryer, Drying Racks,  
Iron and Ironing Board. Also in the Garage there is a selection of Golf Clubs, two Bicycles, a  
Child Stroller and some Pool Toys.  
 
Pool Area :- This is accessed through patio doors at the Dining Area. It is fully screened, including  
Partial Privacy Screening, and for a small extra charge the Pool can be heated to 83*F – 85*F. 
The Pool has underwater lighting and the deck is well equipped with wall lights. 
For the safety of small children, there is a Pool Safety Fence, and the Patio Door has a Pool  
Alarm.  
Comfortable Patio Furniture includes a Table, Chairs, Sun Loungers, Coffee Tables and a  
Parasol. 
Perfect relaxation after a round of golf or a busy day at Disney! 
 
General :- The Villa will comfortably accommodate up to six people. 
It has a secure Keypad Entry System. 
All linen & towels are provided, included colored towels for the Pool. 
Smoking is not allowed inside the Villa. Pets are also banned. 
A Management Company representative will be on hand to help with any questions or information,  
and the Villa will have been thoroughly cleaned for your arrival and again after you leave.

The Villa has three bedrooms. The double-bedded Master Bedroom has an Ensuite with Bath, Shower, WH Basin & WC. The other bedrooms have twin beds, and there is a fully furnished Family Bathroom convenient to these. The comfortably furnished Lounge, with it’s fully equipped Entertainment Centre, is open-plan with the tastefully laid out Dining Area. The Kitchen contains all the latest in Appliances, Equipment & Utensils one would expect in this luxury Dwelling. The Garage houses a full Laundry System, and there are childrens’ Pool Toys, two Bicycles, a Stroller and some Golf Clubs. The fully screened Pool Area is equipped with a generous supply of Pool Furniture,and has both wall and underwater Lighting. For safety there is a Pool Safety Fence and a Pool Alarm is fitted to the Patio Door. There is a Telephone, Cable TV, Air Conditioning / Central Heating and secure off-road Parking.

Local Amenities :- Just outside the gates of Southern Dunes there is a 24-hour Walmart Superstore, Pharmacy,  
Clinic, Bank and across the road are several Restaurants, Takeaways and a Post Office, with the 
Heart of Florida Medical Center some three miles away. The Golf Clubhouse offers a superb  
lunch / afternoon menu and the Sunday Buffet Breakfast is a great favourate with Villa guests 
The facilities also include a Fitness Centre, Tennis Courts, three large Communal Pools,  
Fishing, there is safe cycling & Walking around the Development. 
Golf :- As well as the Southern Dunes course there are some twelve “Pay & Play” courses within 10 miles. 
These are all of a very good standard, reasonably priced, and your greenfee will always include  
a Golf Cart.

A Deposit of £100 for each week is required at booking. Balance is required at 2 months before start of vacation. A refundable Security Deposit of £150 is required along with Balance. This will be refunded within 2 weeks after the end of vacation, the cost of any breakages or other damage will be deducted. A 7.5% discount will be allowed for rentals of 3 weeks or more. A 10% discount will be allowed for rentals of 5 weeks or more. A 15% discount will be allowed for rentals of 8 weeks or more. Returning Guests will be allowed a 7.5% discount. At the time of booking guests will be required to sign a Rental Agreement which will cover all the relevant Conditions of Booking.
