Our outstandingly beautiful 5 bedroom, 3 bathroom villa is ideally located being just 10 minutes away from all the Disney Theme Parks in Florida on a very sought after estate close to the Champions Gate golfing complex on I4, J58.Our villa has been furnished and is maintained to an exceptional high standard with cleanliness the upper most priority. Accommodation comprises of:-
Master suite 1 is a light and airy room with windows overlooking the pool and sun deck with the privacy of the conservation area beyond. It contains a massive King size bed, double dresser and mirror, bedside cabinets a clock radio alarm and your own TV /DVD player with cable connection. There is a large walk-in closet so you'll have ample space for all your belongings.
Leading directly from master suite 1 is the en-suite bathroom with a large walk-in shower, toilet and wash bowl, with vanity unit, and hairdryer.
Master suite 2 with its Queen size bed and light washed furniture and decor gives the suite a pleasant roomy feel. This bedroom also has its own TV/ DVD and cable plus large closet, double dresser and mirror, bedside cabinets clock/radio and lamps. All rooms have extra pillows blankets etc should you require them.
The second master en-suite bathroom again is large and spacious, having a walk in shower wash bowl and vanity unit with hairdryer, and toilet.
Bedroom 3 features twin beds and has been tastefully decorated and furnished. This lovely bedroom also has a large built-in closet with plenty of space for your belongings.
Bedroom 4 is also a wonderful bright and airy room, with views from the front of the villa. It features twin beds, built-in closet, chest of drawers and has a large mirror. The plantation palm theme is very popular at present and this room reflects this present trend in decor, making it suitable for all ages alike
Bedroom 5 is the smallest bedroom in the villa but is still large enough for twin beds. It has been tastefully decorated and furnished to give a nice cosy feel, ideal for children. Once again, has views overlooking the pool, sun deck and conservation area. Also has a large built-in closet.
Bathroom 3 is the shared bathroom and provides ample space, and features a bath with shower over, toilet and wash bowl with mirrored vanity unit and cabinet. There is also hair drying facilities with hairdryer included under unit.A separate external door opens out onto the lanai and pool area. This is a great advantage as swimmers can use the bathroom without having to walk through the villa.
A fully equipped fitted kitchen with all the usual refinements including self cleaning range cooker, microwave, fridge-freezer with ice maker, waste disposal unit, toaster, kettle, blender, and coffee maker etc. with all the crockery, cutlery, glass ware and cooking utensils needed to lessen your workload, there is also a small dining table suitable for that informal snack or meal. The laundry area located in the garage has a washing machine, tumble dryer, with laundry baskets, Ironing board and Iron. Also has a pool and air hockey table.
The family room is a relaxed open plan living area which is ideal for holidays, this room filled with sumptuous furniture is spacious with two large sofas, and a love seat, an ideal room in which to relax and discuss the day. With its vaulted ceiling giving you a sense of size, it also has free high speed cable Internet access. A sliding patio door leads to the Lanai a covered area with table and chairs by the pool deck.
Outside to the rear there is a large secluded swimming pool, 30 x 15 feet, with built in spa, surrounded by a decking area with luxury pool furniture for soaking up the Florida sunshine. There is also a lanai with dining table and seating area where you can enjoy the warm evenings over looking the conservation woodlands.
Facilities
Nealy Nook Villa is on the Sandy Ridge sub-division, very near Exit 58 (Champions Gate) on the I4 (easy to find), close to Disney but still very quiet. It really is just 10 minutes away from the Disney Theme Parks. You come out of Sandy Ridge Drive and turn left onto CR532, after about 1.5 miles turn right at the lights onto Old Lake Wilson Road (CR545, a long straight road), after about 4 miles you come to the US192 junction, turn right. After about 1 mile take the left turn onto World Drive and make for the Disney Park of your choice. This route avoids the traffic on the I4 and is much quicker.
Activities
Other facilities such as shops and restaurants/takeaways (local phone calls are FREE when you want to order) Publix supermarket etc. etc. are only 2 minutes away at the Champions Gate complex, this is an expanding area and new shops are opening monthly.

A booking deposit of £100 / $180 per week, or part of week, must be sent by cheque or postal order with the booking form. Cancellation a) The booking deposit is not refundable once we have confirmed the booking to you in writing. b) You may cancel the booking in writing at any time prior to the arrival date. Any refundable security deposit you have paid will be returned but the following cancellation charges will be payable and will be deducted from the balance of the rental charge which will be otherwise refunded to you. Date of cancellation (as postmarked) before the arrival date:- 8 - 6 weeks, 50% charge 6 - 4 weeks, 75% charge Less than 4 weeks to arrival date, 100% charge. Accepted payment methods - cheque, credit card, cash.
