Azul Riviera is optimal for six to 14 guests. It is larger than most of the area's villas. Three of the bedrooms are enormous, and two - which are downstairs - have lofts, which provide additional sleeping in two twin beds. The master bedroom is on the second floor and has a private sundeck and an extraordinary tiled shower and tub. On the third floor is a 'mirador' (lookout). From this room, you can enjoy the sunrise with a cup of coffee or toast the sunset until you see a star-filled night sky. There is a twin-sized lounge here, if you want to sleep on top of the Maya area. There is also a fourth bedroom, a small room with a double bed, and huge closet, on the ground level.

Outside the great room's three sets of double doors is the patio with fountain. This is in the hacienda style, with other parts of the house on the left & right sides. A small garden of plants and flowers is on the fourth side. Then, there is the 900 square foot palapa (palm-roofed, open-air area) with a wet bar, BBQ, hammocks, fans and dining for six to twenty-eight people.
On the other side of the palapa is a very large pool, with a wall and a gate to keep younger children from swimming either in the pool, the cenote (natural spring fed pond) or the lagoon without parents' assistance. For the chef, there is the extra large kitchen, with a Wolf stove, a dishwasher and two refrigerators - because you need room to cook for 14! The great room has a native marble table that seats 10 to 12 and a smaller round table for up to six people. In the living area, there are sofas, chairs and a couple of recliners to watch the 42 inch flat screen in comfort. The caretakers live in a small casita at the front of the property, and will attend to your needs and questions six days a week. They will clean daily and mid-week change the linens and towels. In addition, beach towels are provided. Do not miss the best these caretakers have to offer; they are excellent cooks. You can arrange with them to prepare some - or all ˆ of your meals.

There are air-conditioners in the bedrooms, with the pyramid tall ceilings in the great room and fans everywhere you will be comfortable. Laundry is done by the house keepers, just sort your dirty things and ask them to please wash.

Booking reservation and security deposit of $500.00 usd within a week, balance to be arranged depending upon time between reservation and the date of occupancy.
There is a 10% discount for a last minute reservation within 3 weeks of occupancy. But do not expect to get many of these during high season or holidays.
This is a popular vacation rental, the holidays are already booked as well as several high season dates.
Payment is made by check or M.O. in USD.
There are some refund situations based on season and the amount of time before occupancy. Generally all the security deposit is refunded.
You will receive a rental agreement to sign and return with rental fees, if you don't like it, your deposit will be returned. This has never happened.
