3 Bedroom Cottage in Branscombe

Set in the secluded Sweetcombe valley, Boswell Farm offers 7 spacious holiday cottages, sympathetically converted from original period buildings, and each having a private garden with delicate scented flowers in abundance. All of our cottages offer 4 star comfort and facilities, and have recently been awarded the coveted Gold Award. Cradled in 45 acres of peaceful valley with abundant wildlife, amid glorious Devon countryside with idyllic walks. All weather tennis court, trout pond and children’s play area.  
 
Cider House was built in the 1850's and was the original press house - it still contains atmospheric remnants of the old cider pressing equipment. As a spacious holiday cottage, it is full of character and charm, with views from the first floor sitting room, dining room, and kitchen over the courtyard and beyond across the Sid Valley. The cottage has fitted carpets, television (freeview) with video/dvd, electric heating and a fully equipped kitchen. There are 3 bedrooms on the ground floor (1 double, and 2 twin). The double bedroom has an ensuite shower with W.C. and hand basin. The main bathroom, with bath, shower, W.C. and hand basin is also on the ground floor. 
 
Cider House can be extended to sleep 10, or combined with Mill House completely to comfortably accommodate 12 people. Bring your friends! 
 
Mill House was originally built in the 1850's and used as a dairy for Boswell and the outlaying farms. It has now been converted into a charming character cottage with fitted carpets and electric heating, which can comfortably sleep 6 people (one double bedroom, one twin bedroom, and a smaller room with 2 bunk beds). The twin bedroom and the room with the bunk beds are situated on the ground floor. The master bedroom (four poster) has views over the historic courtyard. The very comfortable sitting room is on the first floor, with views across the beautiful Sweetcombe Valley, and equipped with colour television (with freeview), and video/DVD players. The large kitchen/dining area is fully equipped, including a combined washing machine/tumble dryer and food processor. The main bathroom, with bath, shower and W.C. is on the first floor, and there is a second W.C. on the ground floor. 
 
The Linhay was built in the 1890’s and was originally the linhay – an open fronted barn for storing horse drawn carts. It has been beautifully converted into a spacious and comfortable holiday cottage sleeping 6 people - one double bedroom, and two twin bedrooms. The main bathroom, with bath, shower, wash basin and W.C. is situated on the first floor. On the ground floor, the large kitchen is fully equipped, including a washer/dryer and food processor, with a large dining area to one side. There is a second shower and W.C., and a large lounge with patio doors opening into the private cottage garden of scented colourful flowers - the perfect place to relax after a day of Devon exploration! 
 
In addition there are 4 smaller cottages - The Granary and Shire Stables, which both sleep 5 (plus cot). Also Hayloft Cottage and Shippen Cottage, which both comfortably sleep 4 (plus cot). 
 
Boswell Farm is situated two miles from Regency Sidmouth, beaches and the Heritage Coastline. There is a 14th Century Inn and local amenities within walking distance. Pets are Welcome. Open all year.

Explore the rolling countryside, majestic sweeps of moorland at Dartmoor and Exmoor, and visit the many fascinating National Trust properties including Killerton and Castle Drogo. The Historic towns of Lyme Regis, Ottery St Mary, Honiton (the Antiques Centre of the South West) and the Cathedral City of Exeter are all within easy reach. 
 
Each year in August, Sidmouth hosts the celebrated Folk Week, when you can see vibrant colour and listen to music from around the world. Laughter and smiles are to be seen everywhere.

• Travel Info: Boswell Farm is just 16 miles from Exeter and the M5 motorway, and 8 miles from the A30 at Honiton. Bristol is less than 2 hours away, and London approximately 3 hours by car. There are major rail connections at Exeter and Honiton and bus routes stopping at Sidford (approx. three quarters of a mile away). Proceed along the A3052 towards Lyme Regis. Passing through Sidford look out for the Blue Ball Inn on the left. Take the next turn (Harcombe Lane East) signposted Harcombe. After around 186 metres (200 yards) turn right at slate sign for Boswell Farm. Follow lane for 1/4 mile, then on left hand side the slate sign for Boswell Farm Cottages. Over the Snodbrook bridge into the courtyard area where there is ample car parking
