Yaffle Cottage, Graffham, West Sussex
The cottage has been rated 5-star. It is centrally heated and on two levels. The ground floor has a 20'x14'(6m x 4.3m) lounge and a kitchen the same size (with farmhouse table & 8 chairs). Also on the ground floor there are two king-sized double bedrooms of 17'x12' (5.2m x 3.6m) with built-in wardrobes, each has an en-suite bathroom with bath, power shower and heated floor tiles.
The cottage is on a slope and the ground falls away at the rear of the property, so the additional accommodation is downstairs, with window wells providing natural light. Here there are two further bedrooms of 20'x14'(6m x 4.3m) and 17' x 14' (5.2m x 4.3m), which can be king-size doubles OR 2’6” twins (.75m) (they have ‘zip-and-link’ beds). There is a large family bathroom serving these two rooms (underfloor heating again). Additionally there is a utility room with double sink, washing machine and separate drier. Finally there is a second lounge or playroom of 20' x 14' (6m x 4.3m). This also has a TV and DVD/video (plus Playstation 1) and is ideal if parents and children want separate space.
All the carpets, furniture and fittings are to a very high standard. We provide all linen and towels.The kitchen is beautiful with solid beech worktops, integral dishwasher, fridge freezer and TV. There is underfloor heating. All necessary gadgets are provided and the pans, glasses and crockery are all top quality.
The lounge is luxuriously furnished with interlined curtains, cosy sofas (to seat 8) and an oak-beamed ceiling. In the inglenook fireplace with oak mantelpiece there is a Jotul wood burner which can open to make a traditional fire or be kept closed for safety. There is television and DVD/video together with a sound system and a supply of CDs and videos. There is Wi-Fi access to the internet.
The garden is completely fenced in (to keep dogs in and the deer out!) and the cottage looks out over woodland. There is a big 'range' barbeque , garden table and 8 chairs. The cottage is up a drive well away from what is anyway a quiet country lane. The drive is large enough to park several cars if required. I cannot overstate the beauty of the surrounding countryside. It is an area that is protected and has been designated an 'Area of Outstanding Natural Beauty' and is ideal for walking or riding. Midhurst and Petworth are both 10 minutes drive and Chichester is 20. Cowdray Park Polo (Ambersham ground) is 5 minutes away and Goodwood Racecourse and Motor Racetrack 15. There are numerous pubs, golf courses, fishing streams etc nearby.
Directions from London / the North:- Leave the A3 at Milford and head towards either Petworth (A283) or Midhurst (A286). The A272 connects Petworth and Midhurst. Half way between the two is a pub, “The Halfway Bridge”. Turn off here towards Selham and Graffham. Stay on this road without turning off, for two miles. At the brow of the hill you will see on your right “Millburgh Hall”, Yaffle Cottage is up the next driveway also on your right, opposite a post box.
