Kingsway Guest House is a popular, privately owned bed and breakfast accommodation in a beautiful Victorian house retaining many of its original features. We are just one mile south of Edinburgh's famous Royal Mile.
Let us welcome you to Edinburgh - a vibrant city famous for year-round events, its welcoming people and many attractions which include Edinburgh Castle, the Royal Yacht Britannia, Edinburgh Zoo, art galleries and museums, great shopping, and excellent bars and restaurants.

We pride ourselves on our warm welcome, hearty Scottish breakfast and comfortable accommodation. All our rooms have en-suite or private facilities, and free wi-fi access. We also offer free off-street parking.

Kingsway Guest House is situated on a quiet street, conveniently located for all Edinburgh city centre attractions.

In particular we are close to Holyrood Palace, the Scottish Parliament, the Festival Theatre, Queens Hall, Prestonfield House, Royal Commonwealth Pool, the family exhibition Dynamic Earth, Edinburgh Royal Infirmary and Edinburgh University. We are close to all the main venues during the Edinburgh Festival. Keen walkers can enjoy the splendid views of Edinburgh afforded by nearby Holyrood Park.

Kingsway Guest House: our rooms
Our seven bedrooms are well appointed and stylish with central heating, and have either en-suite or private facilities. The accommodation is comfortable and clean, and we have a non-smoking policy.

All our rooms situated on the first and second floors, accessed by stairs. Every room has tea and coffee making facilities, a television and hairdryer. Free wi-fi is available.

Our rooms offer the following accommodation and room rates per night:

family (1 x king size, 2 x single) from £80

triple (3 x single) from £70

double from £55

twin from £55

Rates include breakfast and all taxes, and vary depending on the time of year. Group rates are available on request.

Check-in time is from 2pm until 6pm, unless otherwise agreed in advance. Check-out time is 10.30am.

We accept all major credit and debit cards.

Each morning you will have the choice of cereal, fruit, toast, oatcakes and preserves, yoghurt, fruit juice, teas and coffee plus a full cooked breakfast. Our menu uses fresh local produce and includes haggis. Perfect to set you up for a day's sight-seeing around Edinburgh!

Being in the city centre there is a wide selection of Cinemas, theatres, restaurants and cafes all within walking distance

The magnificent Holyrood park is within a 5 minute walk of the apartment. The park is the ideal location for Cycling, Mountain Biking, Hiking, Rock Climbing, public tennis courts.

There is also a childrens playground and a chance to feed the ducks or swans in one of the parks lochs.

Edinburgh is a coastal city and the local beach is located 3 miles away in Portobello. If you have a car there are a number or beautiful beaches within a 30 minute drive into East Lothian.

Edinburgh has many public golf courses or alternatively the historic St Andrews club is 1 hour north of Edinburgh.

Believe it or not Edinburgh has an artificial ski run at Hillend, which was once Europes largest man made ski run.
