This flat is situated at the end of a cul de sac and has a little outside space with garden bench. There is free parking on the street outside.

The flat boasts panoramic views over Edinburgh City to the hills beyond. There are good local amenities, including good transport links, where any bus passing by at the bus stop, just 2 minutes walk from the flat, will take you into the town centre within 5 minutes. Otherwise, it is a short 10 minutes walk to the West End of the City Centre. Haymarket Train Station is only 10 minutes walk.

This flat is family friendly and is located in a residential street peopled by other professionals and professional families. For this reason, we ask that guests do not hold loud parties which may disturb our neighbours.

The flat has 4 bedrooms with a king size bed, a double bed and three single beds. There is also a blow up single bed. A cot is available, as is a highchair.

The flat is very well furnished and equipped, with all the usual modcons ranging from a washer dryer to a microwave and TV with Freeview and DVD player.

There are two reception rooms in the flat: a large dining room seating up to 8 people, and a separate sitting room. There is also a kitchen with window seat. Crockery, cutlery etc are provided for at least 8 people.

Booking Confirmations The flat will be held for you for 7 days from the time you tell us you intend to book it. Please confirm your intention to book with FULL payment within this time via bank transfer in British pound sterling. Cancellations As we are unable to judge as to any given reasons for cancellation, we advise guests to take out travel insurance if you do not already have this, as rental payments are NON-REFUNDABLE. Damage Deposits £200 for stays up to 2 weeks. £300 for stays up to just under 2 months. £500 for stays up to 2 months. For longer stays, please ask. Damage deposits are payable with the full rental amount when confirming your booking. The damage deposit is returned 7 days after your departure less any damages caused to the flat. Car and Personal Belongings No liability is taken for any damage to or theft of vehicles or personal belongings inside or outside the flat at any time.
