Overbells has uninterupted panoramic views down open countryside,on one side in the distance is the river nith and estuary and to the otherviews over the town of Dumfries.Full advantage is taken of these views through a very high valtedlounge with double height windows,a tv gallery also looks down on this area.This large spead out property provides comfortable relaxation areas making it ideal for the extended family or group.Wood burning stove,leather sofas and a huge sofa in the tv gallery provides plenty of areas to chill! 
The main bedroom suite,just off the pool room is very private and quiet,it comes with plasma/dvd.. a super king size bed,this is a very big room which opens out onto a large whirlpool circular bath area which easily sits a few!Also is fitted a large 2 person size high power shower complete with body jets.The second large suite comes with a king bed in light oak to match other furnishings,it has a dressing area with plenty of storage etc then enters the ensuite bathroom again with good sized bath and large shower complete with high power and jets.This room has a comfortable sitting area with tv etc.There are 3 further double rooms on the first floor and a twin room,in the kids play room there also is a sofa bed that could sleep a futher 2kids,(this comes in bright pink with toys,,,,so would be emergency sleeping or for kids)

Parking for 5 cars at house although more spaces available at forest car park only 2/3 mins walk. Clearview wood burning stove with logs provided.

Main activities are at Mabie forest, (mountain bikes can be hired at cycle shed 2min walk away) Mabie farm park,check the web site for both. 
 
Golf courses are no more that a 15 min drive including the championship Southerness course. 
Beaches are 15/20 min drive. 
Dumfries town has a number of family run restraunts,cheap and chearfull and some expensive ones also,all 10 min drive or a taxi journey away!.

Cancellation charges are as follows; From date of booking untill 6 weeks prior before departure =50%(+deposit)will be required. Less than 6 weeks =100%(include deposit) will be required. Ensure you have holiday insurance. Payment by cheque,bank transfer or debit cards.
