This high specification 2 storey modern detached 4 bedroom property is situated within the beautiful Drumkinnon Estate and will appeal to those who appreciate luxury whilst away from home. Located in Loch Lomond and the Trossachs National Park and only a 3 minute walk from the centre of Balloch, gateway to the Scottish Highlands with its wide range of pubs, restaurants and shops. Furnished to an exceptionally high standard, the property sleeps 8, providing quality and comfort with 4 bedrooms including 2 doubles with master en-suite and 2 twins, 1 with bunk-beds. All the bedrooms have excellent storage space.
The services to the house include, gas central heating, electricity, bed-linen, towels, TVs, DVD with home cinema surround sound, Sky TV with full sports channels. Free Broadband and internet facilities also available (computer not included). There is also a utility room with washing machine, drier and freezer and a sound proofed games room for the children.
The lounge is stunningly presented with a 42 inch wall mounted High Definition LCD television and surround sound home cinema system. There is a good range of DVDs and CDs available. HD Sky TV is supplied in the lounge and master bedroom. There is also an Ipod speaker which is compatable to all ranges of Ipods
Other amenities include luxurious family bathroom with shower, separate downstairs WC, fully equipped kitchen with dishwasher and fridge. An adjacent separate dining room seating 8 people with patio doors leading to the well maintained private garden with its own summerhouse and outdoor dining furniture. There are 2 childrens’ play parks within 100 metres of the house.
A welcome pack including traditional Scottish fare and flowers are included as standard. Other arrangements can be made for that special occasion. Let us know and we will do our best. Depending on availability weekend and short mid-week breaks can also be offered.
KITCHEN - Fully equipped kitchen with everything you need from pots and pans to crockery and dining equipment. There is a full range of glasses from wine and whisky to champagne flutes to half pint tumblers.
LINEN - All beds are made up prior to arrival with 100% cotton Egyption bedding. If you are staying for 2 weeks - fresh bed linen will be provided after 7 days. 100% cotton bath and hand towels supplied.
GARDEN - Very private back garden with fully serviced summer house. The summer house is very peaceful for reading or just relaxing with its own cane furniture. The garden has its outdoor dining furniture.
ENTERTAINMENT - The lounge is fitted with a top of the range TV/DVD system with home cinema surround sound. There is also a children's seperate games room with a range of board games, TV/DVD, and bean bags to sit on. The master bedroom also has 17 inch HD TV and DVD and there is also access to Sky in the master bedroom.
For those golf enthusiasts the recently opened championship standard Carrick Golf Course is only 10 minutes from the property and open to the public. (Electric golf trolley available for hire at an additional 10 GBP per day from us). Other golf courses all within 20 minutes include Vale of Leven with its fabulous views over Loch Lomond and the surrounding countryside, Cardross and Helensburgh.
For those staying that little bit longer you may want to explore further afield. Transport links either by bus/train or car will have you in Stirling in 30 minutes, Glasgow in 40 minutes and our capital city Edinburgh in 90 minutes.

Activities
Everything you need from a holiday is on your doorstep. Golf, fishing,walking, sailing, canoeing, mountain bike hire and boat tours are all available locally.
For those looking for a slower pace of life we are a five minute stroll from Lomond Shores Shopping Complex which includes the world famous Jenners and the Loch Lomond aquarium. Alternatively take a leisurely stroll along to Balloch Park to feed the ducks and visit the castle. You can sit and watch the sun set on Loch Lomond with Ben Lomond as the backdrop at the Kilted Skirlie at Lomond Shores. This is one of a variety of restaurants to suit every occasion and budget and all within easy walking distance of the house.
Balloch is attracting many festivals including the Loch Lomond Folk festival, Live at Loch Lomond and the food festival, not to mention the Loch Lomond golf club hosting the Scottish open every year.

The prices range from 560GBP during low season and 860GBP during high season. During low season weekend and mid-week breaks are also available. Payment can be made by cheque or bank transfer. 150GBP deposit is required to confirm your booking and full payment is required 6 weeks prior to arrival. A 250GBP good house keeping deposit is also required, this will be returned in full after a full inspection of the property is carried out following departure. A detailed terms and conditions form will be provided with initial enquiries, which explains our cancellation policy. This needs to be signed and returned with the booking form.
