Yoxford is 2 hours from London and has a General Stores, Post Office, Fish and Chip shop and several other interesting shops and galleries. Saxmundham and Halesworth are small towns nearby and slightly further afield are Woodbridge, Ipswich and Lowestoft.

The seaside is 5 miles away with the National Trust Heathland great for walkers and nature lovers. English Heritage castles of Framlingham and Orford are close by. Snape Maltings is famous for its concerts and August Proms and Aldeborough for its annual festival in June. Golf and riding is available locally; boat and fishing trips are available from Orford and Snape.

Upstairs there are 3 bedrooms - 2 twin bedded and a double (leading off one of the twin bedded rooms), a TV and a toilet/wash-room. Downstairs, there is a living room, dining room, morning room and kitchen, as well as a study, a bathroom/WC and a conservatory. TV, computer, fridge, gas cooker and microwave, washing machine and tumble drier. Off-street parking opposite the cottage.
