Vacation Rental Description
We purchased this property about 6 years ago with the idea of spending family time in North Norfolk which we love. Consequently the house was renovated to a very high standard of which we are very proud. A lot of thought and effort has gone into the layout, decoration, furnishings, fixtures and fittings and the place is very comfortable at any time of the year with very adequate central heating.
The house is very child friendly with a small walled garden which is only accessable through the french windows off the dining room(see pictures). In the garden there is a circular table with benches suitable for eating outside along with a BBQ which is availble in the summer.
On the other side of the house is the area leading to the back door which has room for at least 2 cars to park off the road and with care three. Also in this area is a linen line convenient for the Miele washing machine which is in the utility room just inside the back door.
Just off the utility room is a WC and large shower this would be convenient for guests who have been out sailing got wet and sandy and would save them walking through the house.
The majority of the house is double glazed with just the one large window in the TV room and the odd small window single glazed, so once the house is warmed up it does retain its heat quite well considering it is 18th century with mainly solid walls. There is a wood burner in the other sitting room but we are not using this at the moment as the chimney needs lining and that is one of the jobs still left to do.
We have said "no" to pets as although we are keen pet owners ourselves we are anxious to keep the propert looking its best. This is something we have thought long and hard over.
The kitchen is very well equipped with a Zanussi ceramic hob and double oven, Bosch dishwasher,Panasonic microwave and a large fridge freezer. Plenty of crockery, cutlery, cookware pots and pans are provided. There is a stainless steel sink with drainer. On the floor are spanish floor tiles and these lead through an arch to the dining room where we find a lot of time is spent around the oak refectory table.
From the main entrance hall the stairs curve round onto the landing with a bathroom/shower and toilet on the left and also leading off the landing is the three bedded room and the two doubles one of which also has an en suite bath/shower WC.
Linen is provided but not towels.
We have set the changeover day to Friday so that a weekend let is possible without impingeing on the adjacent weeks.
Repeat bookings have been quite common so other people like it apart from us.
We don't think you will be disappointed!

A charming Georgian house which has been recently renovated to a high standard with a new fitted kitchen, bathrooms and shower.Many of the origional features have been retained with several of the rooms having beamed ceilings, pamment tiled floors and old fireplaces. It is situated in Burnham Overy Town near to some tennis courts and 15 mins walk from Burnham Overy Staithe and the beach. The property consists of a large entrance hall (beamed),2 spacious sitting rooms on either side of the entrance hall,a lovely L shaped kitchen /Dining room fully equiped and a long oak refectory table capable of comfortably seating 10, a utility room with sink and washing machine and a twin bedded room. Upstairs consist of 2 double bedrooms one en suite and a three bedded room. The whole house has full central heating. Leading from the dining room via french windows is a small walled garden with furniture and BBQ.Off road parking for 2 cars.

The property is 15 mins walk via footpath across fields to tennis coursts, Burnham Overy Staithe and the beach and from here you can walk along the shore line to the famous Holkham Beach (about 1 hour). In the other directection you can walk into Burnham Market which has a full range of high quality shops and restuarants. You will not be disappointed! For the sailors there is excellent sailing from Burnham Overy Staithe (subject to tides) and boat hire if you so wish. There is very safe swimming for children as there are little creeks which flood at high tide and are a real favourite. Nearby is Burnham Thorpe (Nelsons birthplace) about 3 miles.
