The Farmhouse has been a family home for many years & so has a relaxed & friendly atmosphere/feeling.The situation is private & secluded but not isolated & the accomodation is:- entrance hall for coats with WC., large farmhouse kitchen with red stone floor great oak round table to seat 10 & dual fuel range cooker. Pantry & scullery off with w/m, d/w/,fr,micro/w,iron & brd.Front & rear sitting rooms with comfortable seating & TV, games & books. Upstairs has 4 bedrooms, one has en suite with WC.,W/B & walk in shower. There is a large bathroom with big old cast iron bath, WC.,W/B & walk-in shower.There is central heating to all parts. The house is warm & light & easy.
Outside there is an East facing verandah for breakfast in the sun,rear patio for sunlit suppers,2 acres organic garden with ancient & newer trees & all enclosed by high hedges. A comprehensive herb garden & fruit trees.Extensive lawns & charming flower beds. Outdoor games are provided. Badminton,cricket bats & balls,small soccer net & swing. There is furniture on the verandah & in the garden.
There is a traditional cart shed(3 bays) with organic roof for parking of cars.
ALL ELECTRIC POWER IS TAKEN FROM RENEWABLE SOURCES.
The village is around 300mtrs.from the farmhouse down a pretty track over streams & water meadow.
The country around the house is gently swaying land with much woodland & wildlife. There are nightingales & tawny owls & woodcock & crossbills & egrits & Egyptian geese & we have swallows in the cartshed & martins in the woodstore. There are muntjac & roe deer & red deer.... & hare & many others.
In the village is a very good gastro pub & a rare tiny village shop with post office & cafe. Next door an art gallery well known to a wide international market. The shop has much local produce - meats & vegetables - eggs & preserves - a stock of wine & old fashioned breads with no additives.
Aylsham(4 Miles) - nearest town - has slow town status - that means that some shops still close at lunch time - civilised! Very good butchers, excellent tea shops, Indian restaurant/takeaway, busy pubs.
Holt(8 miles) - tempting shopping, art galleries, restaurants, food store
Blakeney(12 miles) - small yaughting harbour & creek to sea & bird sanctuaries
Holkham(16 miles) - country pile - huge beaches - smart restaurant
Sheringham(8 miles) - small resort - good golf course
Cromer(10 miles) - large resort with pier & extensive promenades - big sandy beaches - good fish & chips
Norwich(18 miles) - Universal shopping - art galleries - good museums - fine Norman Castle - very good eating - theatres - university with excellent gallery/museum
Close to the Village(1 mile) is Wolterton Hall - country house with all original furnishings now let for weddings & fairs & events & also Mannington Hall which also hosts events & parties(home of Walpole family)Blickling Hall & Estate & Lake is 1 mile & there are concerts here through the summer featuring international artists & groups
The local walks are attractive & varied. Biking is favourite here because of the kindness of the landscape(not many hills). There is swimming in local private pools. There is horse riding, fishing in season, massage, acupuncture & yoga, golfing, sailing, beaches, seal trips, theatres, artists studios, twitching(bird watching), full gauge & miniature steam railways, country houses & gardens,'Bewilderwood' @ Hoveton(12 miles)is a good day out for children & there is lots more
The geography here is special & the village is accessible to all of the best parts of Norfolk
