Beautiful rural location ideal for those wanted to explore the picturesque Norfolk countryside and Norfolk Broads great for bird watchers, fisherman or simply relaxing on holiday. The property has rights to a fishing lake for carp and silver fish fisherman, this is situation 1/2 a mile walk from the property. During the season the River Ant is situated 1/2 a mile a way too.

Ludham is a medium sized broadland riverside village. The village is split by the A1062 road going through it, with the main residential area on one side and the church and staithe on the other (although not visible from the road). The village staithe gives access via boat to Womack water and then the river Thurne. Facilities of the village include a pub, good sized village shop, tea-rooms and a gift shop on the staithe with toilets. Nearby Ludham Bridge (about a mile out of the village towards Horning) takes the road over the River Ant and has a shop, boatyard, tea-rooms and a pub. There is a lovely walk onto Ludham Marshes, giving good river views.

The How Hill Estate is a study centre with a fine large, thatched Edwardian house set in acres of reed, marsh, woodland and a small broad, together with a marshman's cottage and three restored drainage mills. The main role of the Estate now is to provide residential field courses for school children and young people (they try their hand at thatching and other crafts). But the centre is also ideal for conferences and training activities as it makes a prestigious setting for presentations. The Edwardian house is not open to the public, but the rest of the estate is. This includes the marshman's cottage, nature trail, boat trips through the reed beds and walks along the banks of the River Ant.

Situated just a couple of miles from picturesque Horning and a few miles further is Wroxham. Horning is situated on the River Bure in the heart of the Norfolk Broads about 10 miles from Norwich and 3 miles from Wroxham. The family friendly village provides good local amenities including 3 riverside pubs (all serving food), restaurants, Chinese takeaway, tea room, deli, butcher, newsagent/grocery store, post office, hair & beauty salon, swimming pool and fishing tackle/bait shop.

High Season Price : £548 per Week
£150 deposit required to secure booking with the final balance payable 6 week prior to arrival.

If the holiday is booked within 6 weeks the the full amount is payable immediately.

Dogs are charged at £15 per week per dog with a maximum of 2 dogs per week.
