Words cannot do justice to the superb position of this villa, which is located in the very secluded and private Akkaya valley overlooking a beautiful lake, with pine forested mountains rising steeply around it. Access is easy to restaurants in the Dalaman area (only 15 mins drive), or in the international yachting centre of Gocek (only 20 mins drive through a new tunnel). Good beaches are only 20 -30 mins drive away. Main attractions at the villa are the complete peace and quiet in this beautiful Akkaya valley, where there are opportunities for many activities, including sailing on the nearby lake, or on the sea from Gocek, which has become a fashionable and very popular yachting centre. Other activities may include fishing, horse riding, rafting, walking, bird watching, or simply relaxing and listening to the croaking of frogs in the adjacent stream. The private 40 sq metre swimming pool in front of the villa is an unusual shape as it has been moulded around two huge rocks in front of the property. The villa has been furnished to a higher than average standard by the owner.
One of the unique features of this small development, is the very beautiful gardens in the deep ravine in front of the villas, with delightful paths (well lit by very attractive lighting features which blend in with the surroundings) pools, bridges across the stream, facilities for barbecues, and tree platforms for observing nature, or having a quiet drink. A meal can be enjoyed at the "AKKAYA GARDENS" Restaurant and Bar. There is direct access to this restaurant from the villa (only 2 minutes walk) down a well lit path and some steps (access for the disabled may be difficult however). There is an attractive grass roofed cocktail bar on a timber platform overlooking a pool often frequented by frogs and toads. Have your drink there or take it to one of several tree platforms a few yards away (see photos) although climbing down again afterwards after a drink or two is entirely your own responsibility! The restaurant so far has been located in the open air in the surrounding gardens (lovely for warm evenings), but a covered restaurant is being built for 2008, with cooler days in mind. The washroom is itself worth a visit having a view to rival any other! In dry season the river water is pumped on a grand scale so that the waterfall and adjacent stream still flow. Hundreds of plants and trees have been planted in this area.
Other facilities such as a Medical Centre (with an English speaking doctor), a Library, a small Supermarket, Tennis Courts, a Creche and a Health Club are all planned in due course.

Located in an area of outstanding natural beauty, opportunities for bird watching amongst the reed beds of Koycegiz Lake, visiting wonderful open air markets in Dalaman, Fethiye, Koycegiz and Dalyan. Swimming at Saragerme and Iztuzu beaches - the latter is famous as a breeding ground for the Caretta-Caretta turtles, and is off limits to people at night. Archaeology at historical sites of Kaunos (30 mins drive) and Ephesus (3 hours drive away) is fascinating. Dining along the riverside at Dalyan facing the floodlit Lycian tombs of ancient Kaunos is a magical experience. The famous Oludeniz Lagoon about an hour's drive away. A golf course is being constructed at Saragerme (competion expected sometime in 2008). The specacular Sarsala Cove is only about 30 mins away.
