Traditional alpine three storey house plus a basement that can be split to sleep 4 on the groundfloor 6 to 8 on the upper floors. Each area has its own kitchen with 4 ring gas and electric hob.oven and grill,kettle,toaster.2 Dining area and lounges or you can spread out throughout this 200+ sq metre house plus a basement sauna ,wet room with shower, bath, seperate toilet,ski room, drying room ,freezer .( the basement is shared if the house is split ). Each lounge has internet tv ,dvd and the upper dining area has a direct view of Mt Triglav ( the highest mountain in Slovenia.)
There is a large enclosed orchord garden ( 800 Sq .m ) and grassed areas to the sides and rear with a childrens area fitted with swing set.There are plenty of garden chairs and 2 BBQ areas one is covered and can seat up to 10 .
Each bedroom is fitted with a wash basin, vanity mirror and shaver point and there are 2 hair dryers.
Central heating throughout and during the hot summer days a heat pump that draws from the radiators and runs the hot water system.
Each bedroom has a large double matress bed each 195cm x 100cm and wardrobe. The groundfloor lounge has a kingsize bedsettee .2 bedrooms on the first floor have an aditional single 195cmx100cm mattress all with sprung wood bases for a perfect nights sleep.
Summer duvets are 4.5 tog and winter 9.5 tog. Towels, linen and bedding are provided.
On the top floor is situated the upper lounge facing the orchord garden (east) with a central galley kitchen and to the west facing the mountains is the dining area to seat 8.
The upper floors have front and rear balconies.
There is covered parking for 2 cars and 2 open spaces.
The loby and landings are tiled and the ground floor lounge and bedroom is wood flooring. All upper floors are laminate. ( please no outdoor footwear inside, slipper provided free!)
Easy walking distance to all amenities and public transport.
A most beautiful location in the Julian Alps in all seasons but in particular winter sport .Spring alpine meadow flowers and walking. Lazy summerdays or full activites .All water sports (Not Powered ) Fishing both rivers and lakes.Autumn colours and clear skies .

A 20 % deposit with booking followed by final payment 6 weeks prior to arrival. In addition we require 200 euro breakage deposit refundable within 10 days after your holiday.

Payment in euro to our bank in Slovenia by electronic transfer.
Cancellation between deposit and final payment is lost deposit and cancellation after final payment is loss of 75% unless we have another last min. booking
Minimum stay is 3 days and the rates quoted are for the ground floor for a week.
Christmas and new year is priced per week .
