Vacation Rental Description
Roça Velha is reached via a sheltered and gated drive; it is situated in a green and shady opening with no neighbouring houses visible, and has a well kept landscaped garden. The furnishings of the house are comfortable and welcoming, decorated in bright colours. The interior enhances the beauty of the woodland that envelops the house.
The house is all on one floor. At the entrance to the right there is the dining area is quite large and comfortably sits eight people.
Further, we find a small hall that leads to the bedrooms and bathrooms. There are five spacious bedrooms; one with an en-suite bathroom with shower; three more bedrooms accommodate two people each and the fifth bedroom has four bunk beds therefore can accommodate up to eight people. Thre are three bathrooms in total.
There is a stylish living area with four large sofas and a TV with a fireplace to warm those colder winter nights. This room opens out onto a sheltered terrace with outdoor lighting and a delightful garden with a lawn and across a beautiful swimming pool.
The kitchen is in two sections: the main section has the oven, microwave and large fridge freezer. The second section has most of the storage including a another fridge freezer, dishwasher and washing machine.
The swimming pool is separated from the garden by a small fence, wich makes it safe for children.
This spacious self-catering villa is situated at the edge the National Park of Arrabida, established to protect the beautiful landscape and rich variety of wild life, including eagles, wildcats and badgers.
The villa is near to the small delightful historic town of Vila Nogueira de Azeitao, which is known for its vineyards and wine cellars; the village is a perfect place to try out the local cuisine and shopping.
Sesimbra, a short drive away, is a quaint fishing town, famous for its castle, beach and beautiful sea front. Palmela has a towering very well preserved castle. Setubal has excellent fish restaurants by the sea front and a ferry to the nearby resort of Troia. Boat trips are organized to watch the dolphins living in the Sado estuary.
The local white sandy beaches are as close by and Arrabida beach is known to be one of the most beautiful beaches in Portugal. With its calm waters, Arrabida beach is perfect for swimming and snorkeling.
The villa is heated in winter and the beautiful fireplace provides additional comfort and atmosphere.

The villa is surrounded by many sandy beaches, all with different characteristics. The magnificent bay of Portinho de Arrabida, with its clear quiet waters, is ideal for watersports. Sesimbra, Caparica, Meco and Troia beaches are all easily accessible.
Golf Information
Quinta do Peru just 10 Kms from the villa, Tróia (10 kms and a ferry away) a difficult course but one of the most beautiful in Portugal, and Riba Golf (40 Kms away)
Gastronomy and wine tasting
The region of Azeitão is famed for its gastronomy, and even the local supermarket, Intermarché; the supermarket is about 3km from the villa. The local gastronomic festival is held from June to September. Whilst fresh grilled fish can be easily found all year round and is an inexpensive delight. Five formal wine routes have been devised in the Setubal peninsula by the ‘Rota de Vinhos’ association, combining wine tasting with sightseeing, arts and nature.

- Travel Info: Two hours flight from most European cities and seven from New York, the villa is reached by car from Lisbon Airport in 45 minutes. Faro airport is 2 hours away. The motorway junction is 6km away.
The local pretty village of Vila Nogueira de Azeitão is 5km away and has shops and supermarkets (even a "intermarché") for your daily requirements. There is a tourist bureau here and many points of interest.
There are public buses 300m from the house, towards Azeitão and Palmela.
Although there are buses near the house, a car is reccommended to explor the delights of the area.
