3 Bedroom Villa in Lisbon

This amazing 302 m2 minimalist, luxury villa was built in 2002 to the highest specifications. The self catering villa is set in a beautifully landscaped garden of 1,325 m² in the private estate of Herdade da Aroeira, 25km from Lisbon. It was designed by architects Lourenço and Filomena Vicente, who are responsible for major public and private projects, in Portugal and abroad. 
 
Located in a very quiet section of the estate with excellent solar exposure, the Villa is within a short distance of the tropical pool, tennis courts and other amenities, making it ideal for relaxing family or golfing holidays. The house has central and underfloor heating in every room and a burglar alarm. 
 
Villa Aroeira has large sitting and dining rooms opening onto the garden, comfortably furnished and with modern decor. The open living room has a seating area for 8 and is separated from the dining area by a wooden bookcase. All the entertainment equipment is at your disposal: cable TV, DVD and VHS player, and stereo. The dining area has a table which comfortably seats 10 and leads through large windows onto the barbecue area which has a table for 8. 
 
The very private and extensive garden can be accessed through the living room, kitchen and every bedroom in the house and has a view of the natural park beyond. 
 
The spacious Míele kitchen is fully equiped and has a breakfast area for 6. 
 
The 3 bedrooms and bathrooms are in a separate wing to the social areas of the house. They comprise a double bedroom, twin bedroom and double bed suite. A dressing room connects the large bathroom to the bedroom in the suite. The villa has another large bathroom with full bath and shower attachment. On the upper floor there is a studio lounge. For larger groups the studio can be used as a further bedroom, however it is unsuitable for unsupervised small children due to the design of the balcony. 
 
The rental villa has many child friendly features such as security stair gates for the stairs leading to the studio floor, childrens' toys and a cot. 
 
Set in a magnificent pinewood, the Villa in Aroeira offers a relaxing environment, contact with nature and easy access to golf courses. The fantastic tropical swimming pool delights everyone in the summer. 
 
The immense 350 hectare manicured estate is fenced, has gated entrances and a 24 hour security service. 
 
BEACHES 
 
The beautiful sandy beach of Fonte da Telha is a 5 minute drive away, and is part of the famous Costa da Caparica, a 30km coastal area of sandy beaches which extends as far as Cabo Espichel. For several kilometres the beaches are all connected, offering a wide variety of ambiance and style. Enjoy lovely walks by the sea for several kilometres of uninterrupted sand. The majority of these beaches has lifeguards during the summer months, car parking, restaurants and bars. A small open, tourist train connects the many beaches along a 10km stretch of the Caparica coast during the summer. 
 
ARRABIDA NATIONAL PARK 
 
The nearby Park was established to protect the beautiful landscape and rich variety of wildlife, including eagles, wildcats and badgers. The mountains are ideal for walks, and organized excursions can be arranged with the local nature tour companies. In the National Park, mountain biking, fauna tours, and bird watching are organised. Orienteering, cycling tours, riding and aerial sports are available and provide new experiences for beginners and experienced alike. 
 
GOLF INFORMATION 
 
Portugal is a paradise where the golfer can play almost every day of the year. There are two 18-hole championship golf courses on the estate (by architects Frank Pennink and Donald Steel), a golf school, a friendly clubhouse with restaurant, snack-bar, bar and golf shop. For a change, Quinta do Peru Golf is a short drive away and other courses are nearby.

APART FROM CAPARICA...
10km away is one of the most beautiful beaches in Portugal,‘Portinho de Arrabida’. A sheltered cove of white sand with pine trees as a backdrop, its quiet crystal clear waters are perfect for swimming, particularly for children, and are popular with divers for their colourful underwater life. Other sandy coves lie at the foot of the limestone cliffs. Praia da Figuerinha offers sport fishing, windsurfing and sailing, and has vast sand banks at low tide.
For diving, Portinho beach has some of the most interesting diving in Portugal with its grottos and abundant marine life. Sailing, windsurfing, etc.. , can all be enjoyed in this safe bay.

GASTRONOMY AND WINE TASTING
The region is famed for its gastronomy. Fresh grilled fish is an inexpensive delight. Five formal wine routes have been devised in the Setubal peninsula by the ‘Rota de Vinhos’ association, combining wine tasting with sightseeing, arts and nature.
