The Villa is a newly built, modern and spacious villa set in the village of AlmaVerde. Surrounding the property is the unspoilt countryside of the Western Algarve which you can see from the roof terrace. 
 
Interior: 
 
When you walk into the villa there is a little hallway with access to bedrooms to the right and straight in front to the living area. The villa is tiled throughout and in the bathrooms there is underfloor heating - the tiles keep the place feeling fresh, cool and clean. 
 
The living area is fully open plan with areas designated for sofas and chairs, a dining table and 6 chairs and finally the kitchen. The kitchen is fully fitted with black granite worksurfaces, built in stainless steel appliances including microwave, dishwasher, washer dryer, cooker, fridge freezer and gas hob. There is enough cutlery and crockery for 8-10 people so you won't have to keep washing up all the time. The dining area has a wooden table with 6 chairs and a breakfast bar that looks into the kitchen. 
 
In the sitting room are 3 sofas - plenty of space to relax. Here you'll find the flat screen TV and DVD player - the villa has cable connection so you get all the normal UK channels and a few movies, sports and some local Portuguese TV. From the sitting room are steps up to the mezzanine level which acts as a gallery looking down onto the sitting room. Up here is a small built in desk and it is generally used as a store for all the pool toys and bits and pieces donated by previous holiday makers. There is also access through 2 doors onto the roof terrace which looks over the front of the villa. Diagonally to your left is the view out across the surrounding countryside. 
 
Back down in the sitting room are French Windows leading out onto the patio area which has a table, 6 chairs and large umbrella and stand - with the charcoal BBQ you can sit out here and have lovely evening meals by the pool. 
 
As mentioned before the 3 bedrooms are to the right of the villa as you walk in. The 2 double both have king sized double beds, built in wardrobes and in the master there is a recessed dressing table and mirror. Both rooms also have en suite shower rooms with a loo and sink and french windows leading out into the garden. The 3rd bedroom is a twin room with plenty of space and more built in wardrobes. Finally, there is a large family bathroom with sink unit, mirror, loo and bath with a shower hose over. All bathrooms have heated towel rails and underfloor heating as mentioned before. 
 
Instead of air conditioning the villa has a Cool House system which is an eco friendly alternative and keeps the house lovely and cool throughout. The management team set it for you and if you want to change the temperature they can do this for you at any time. 
 
Exterior: 
 
The Villa has its own private driveway with plenty of space to park 2 cars. At the front and side of the villa is lawned area which leads around the villa to the front. 
 
As already mentioned there is a table and chairs on the patio by the pool. The heated pool is salt water filtered (nicer on swimming costumes) and is checked regulary to make sure it is heating and filtering properly. Around the pool is a patio area and sun loungers and deck chairs are available for your use. The lawned area extends to the back of the villa and it is a lovely place to sit peacefully and read a book.

The villa has a full set of linen and a full set of house towels. It will be cleaned and all the beds made up ready for your arrival. At the end of each week of your stay the villa is cleaned and the linen totally changed. If you would like extra maid service that is available and I'm happy to find out the cost. The management team can help you with nannies and a chef if you need them, and are available to answer any queries you might have during your stay. In the villa you'll find a pack of insructions for the house and a basic guide of what's in the area along with phone numbers, etc. Finally, the owner provides each booking with a complimentary Welcome Pack of basic provisions to help you settle into the villa quickly - this means that you don't need to hurry to the supermarket and we hope that you can relax after your long journey.

The property is about 55 minutes drive from Faro & along the way you'll see golf courses (Boa Vista & Parc da Floresta are 5 mins from the villa), lovely countryside & many sandy beaches. A new addition to the area in Portimao is the Motor Park which is 20-30 mins from the villa - http://www.autodromodoalgarve.com/index/. If you're into Formula One, fast cars or motorbikes this is definitely worth a visit. 
 
Burgau beach is under 5 mins & there are many other beaches all within a 10 mins drive. If you want a pedalo or water sports day the beach at Lagos (Meia Praia) have lots of water sports available. Also, nearby, for families are water parks and a zoo. 
 
For the more adventurous you can go parasailing, paragliding & even learn to fly microlight aircraft. Scuba divers can find caves & wrecks in the nearby coastal waters. 
 
Further up toward & above Sagres is great for surfers & there is a surf school available if you want a lesson or 2.

Pool Heating is included in the from 3rd July - 4th September and at other times is an optional extra at £88 per week. Cot beds and High Chairs can be hired for £28 per item per week. A Booking Deposit of 25% of the rent (not including the Security Deposit, Hired Items or Welcome Pack) is payable immediately to book the villa. The balance of the rent, plus a £200 refundable Security Deposit and any payment of Hired Items or Welcome Pack is due 8 weeks before your stay. Payment can be made by bank transfer or cheque and we are happy to take payments in Euros if you would prefer. Cancellation terms apply and these are listed in the Terms and Conditions you receive with the Booking Form. For prices beyond 23rd October please ask and I'll email them to you.
