Complessione di Qua' is a recently rebuilt villa on the site of an ancient farmhouse in a splendid, isolated location in the hills but within 10mins drive of local villages. It is situated high in the beautiful unspoilt agricultural Niccone valley on the border of Umbria and Tuscany with amazing views all around.
Complessione di Qua' is perfect for those seeking a tranquil rural retreat but is ideally situated for exploring the cultural and historic treasures nearby of Assisi, Gubbio, Perugia and Lake Trasimeno. Rome and Florence are easily accessed by train from Terontola 45mins away and Lake Tresamino with beaches and watersports is 40mins away by car.
The house is well furnished with fully equipped kitchen, large dining room and sitting room with an open fireplace. There are four attractive bedrooms, each sleeping two, all with en-suite bathrooms and one with separate dressing room. The views from the house are breathtaking.
The countryside around the house can be enjoyed for walks to view the interesting flora and fauna and the area is a painter's delight, whether to paint the local Renaissance architecture, Etruscan artifacts or wondeful rural scenes visible from the house.
Complessione di Qua' has a beautiful, newly built swimming pool set in recently planted gardens with mature olive trees. There are several patios and terraces for seating with sets of outdoor furniture and sun loungers and a barbecue for guest use. There is a first floor loggia with outdoor furniture which affords wonderful views over the valley.
All facilities are available in Umbertide 20 mins away which has a small but historic centre, worth sipping an espresso in the square to view.
The area holds many festivals throughout the year and there are several places to eat and drink good local food and wine in the surounding villages.
The house is well served with airports; Perugia (45mins by car), Ancona (2hrs), Bologna and Pisa (2.5hrs) and Rome (3hrs). The house is equpped with a DVD player and TV, jigsaw puzzles, board games and cards for gust use.
Complessione Di Qua'has a bedroom with two single beds and en suite bathroom down three steps from the ground floor which would be suitable for elderly visitors. The pool is not fenced off from the house and would be unsuitable for very young children unless well supervised. Water for the house is sourced from a well. Complessione is in an idyllic location and is accessed by white top road for 5km from the main road, easily managed with a small hire car. A car would be necessary.

Complessione di Qua is newly built and laid out over two floors. On the ground floor is a large, well equipped kitchen with 5 ring stove and large oven, American 'fridge/freezer and coffee maker, dining room, sitting room with working fireplace, cloakroom, laundry room with washing machine, three hallways and a twin bedded room with its own terrace. There are two seperate staircases to the first floor where there are three large bedrooms and bathrooms and an outside loggia with table and chairs giving extensive views of the surrounding countryside, an ideal place to take coffee. Exposed chestnut beams run throughout the property. The house is set high on a hill side with the nearest neighbours more that half a mile away and has spectacular views. The newly built pool is 10 m x 5 m and has an outside shower and garden furniture. The garden with mature olive trees is newly planted. The property is accessed by white top road for 5 Km.
Activities
Complessione is wonderful for a relaxing holiday. The house is ideal for exploring the Renaissance and Etruscan treasures of Assisi, Gubbio, Perugia, Urbino and many more historic townes by car. Rome and Florence are easily accessed by a very good train from Terontola, 45mins away. Lake Tresamino is within easy reach at 40 mins away and offers beaches, watersports and some very good restaurents serving local dishes.
The area surrounding Complessione offers some lovely walks to examine local flora and fauna and opportunities for painting the beautiful landscapes. The area is renown for truffles and you may stumble across some of the locals who will be truffle hunting with their dogs. In April be sure to forage for wild asparagus which grows in the surrounding area and alongside the track.
There are many good places to eat in the surrounding villages, in particular, splendid restaurants serving regional food in Niccone and Preggio.
