Vacation Rental Description
Beautifully restored retaining its original medieval features, Villa Susanna enjoys an incredible panoramic position at the edge of the classic hill village of Preci. Two large terraces offer stunning views of the surrounding hills and valleys - ideal to soak up the sun and immerse yourself in the tranquil atmosphere or perhaps enjoy the sunset followed by dinner under a canopy of stars. There's a large garden with plenty of space for children`s games or a barbecue. What’s more, at 600 metres, you get the best of the glorious weather – long, hot sunny days and pleasantly cooler nights. 
 
There’s a gorgeous pool for our guests free use at a small hotel a two minute stroll away. With great restaurants, bars and shops in the village, you don’t have to go far to soak up the atmosphere of the Italian way of life! As the village is traffic free, children are safe to play and pop down to the shops in the morning to collect your fresh bread and pastries while you have a few more minutes in bed.  
 
Families can enjoy river rafting, kayaking, walking, cycling, mule trekking, horse riding and mountain chairlifts – all safe for young children. 
The chairlift to the summit of Monte Bove (2000 mtrs) is particularly popular with breathtaking mountain views and great walking or cycling down. 
 
Umbria is dotted with beautiful hill towns including Spoleto, Assisi and Perugia, all of which are an easy day trip. Whether you are looking for history, art, culture or just a great lunch, you will find it in this area of Umbria.  
 
Here are some driving times to some of the local places of interest: 
 
Norcia & Visso 20 minutes. Medieval walled towns with great restaurants, artisan food shops and weekly markets. 
Spoleto 40 minutes. Roman and Renaissance architecture, art and excellent restaurants. Food, wine and art festivals in June and July. 
Trevi, Montefalco, Spello 50 to 60 minutes. Classic medieval hill towns and an excellent wine and olive oil and wine region. 
The Marmore Falls 60 minutes. The highest waterfalls in Europe are a spectacular sight reached following a beautiful drive through the Valnerina Valley.  
Assisi 60 minutes. World famous pilgrimage site with classic architecture and St. Francis' Cathedral. 
Perugia 70 minutes. Art and culture. Famous Italian chocolate (and chocolate shops)! 
Rome only 2.5 hours by car or train for a day’s sight seeing and shopping. 
 
PRECI AREA 
The Monti Sibillini National Park is a haven for wildlife and has many interesting towns and villages to explore. The famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer is not to be missed. 
This unspoilt region is a perfect location for nature loving families, walkers, artists and photographers and the many trails that cross the hills provide spectacular trekking, mountain or road cycling opportunities.  
 
In winter there is skiing, snowboarding, snow kiting and ice skating within 30 minutes drive at Frontignano (1340m – 1950m). It’s inexpensive and uncrowded.  
There are a total of 14 km of pistes of varying difficulty, 9 ski lifts and usually no queues! There are several good restaurants and snack bars, ski hire, ski school, a snow park and indoor skating rink. 
 
Christmas 2012. A Christmas break with tree and decorations. Sing carols at our local abbey. Enjoy nativity plays with live animals. Join in the village festive fun activities. Roast chestnuts on the open fire. Sledges are supplied.

The stand-out feature of Villa Susanna is undoubtedly the incredible view from both of its private terraces. The mountains and valleys of the national park unfold beneath you and in the evening you can literally have dinner under a carpet of stars. All of the rooms are spacious, comfortable and furnished with antique furniture. All the beds are in private bedrooms - we don`t have sofa beds. This makes the villa especially suitable for family groups or groups of friends to enjoy comfort and privacy. The well-equipped kitchen comes with a corner fireplace for barbecue cooking. Outdoors: Two large terraces with dining tables, chairs and sun loungers. A large flat garden with space for children`s games and barbecues.

Preci bars and restaurants: Agli Scacchi Hotel. Traditional food. Shady terrace & a nice little bar overlooking the pool.  
La Piazzetta Pizzeria and bar. Good pasta and pizza.  
Il Castoro Restaurant. Great atmosphere and Italians flood here for the freshest truffles that the owner collects himself.  
Il Castoro and Memole Bars.  
All the above are between 1 and 8 minutes walk.  
Il Porcello Felice. Pretty restaurant. Stunning views. Outside dining on a beautiful panoramic terrace. 5 minute drive. 
 
Swimming 
Lake Fiastra - Beautiful freshwater swimming lake, sandy beaches, kayaks and pedelos. Peaceful even in high season. 1 hr drive. 
San Benedetto - Adriatic coast. Safe sandy beaches. Blue flag. 90 minute drive.  
Civitanova - Adriatic coast. Blue flag beaches. 70 minute drive. 
Lake Trasimeno - Sandy beaches. Island ferries. 90 minute drive.

  • Travel Info: Where we are The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet flies to Rome. Car hire is available at all airports. Hertz and Avis are in Spoleto. There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

The prices are for the whole villa for a week. Parties of less than 6 guests paying the discounted rate still have exclusive use of the villa.
Payment
At reservation: A deposit of 40% paid by bank transfer in euros or £ sterling. OR paypal in euros. Deposits are non-refundable.
Balances are payable by bank transfer in euros 6 weeks before arrival.
At check-in: a refundable security deposit of 300 euros is requested.
Arrival between 16.00 and 19.00 unless arranged with us. We accept longer and shorter bookings.
Prices include linen,towels and final cleaning.
Gas and electric are not included and are charged as used.
Unlimited use of the pool at a small hotel in the village is included (normally open from mid May to mid September).

“We loved our stay at Villa Susanna!”

Perched on top of the hill in the centre of the old town with spectacular views over the valley, this lovely stone villa was perfect for our group of nine. The villa has the feel of a spacious and comfortable family home, with a beautiful stone fireplace in the dining room. Barbara and Kevin were very welcoming and helpful, and were available if needed for the duration of our stay. The village was a delight -totally unspoiled by tourism, and safe enough for the kids (aged 9-16) to wander around. We all loved the little cafe which is a stones throw from the villa. There are excellent restaurants in town: Il Castoro in the valley was our favourite. Preci is great for relaxation, but there are many things to do within a short drive of the village. We visited Spoleto, Norcia, Visso, Casteluccio and the Piano Grande.

“Ideal for our large family group”

Having been to Umbria & Tuscany several times we were looking for something a little more off of the main 'touristy' drag; set in a fairly secluded & mountainous part of Umbria this Villa in Preci definately met the bill. Offering ample space for all 9 of us (including a 2 year old one man army) the rooms & living accommodation were spacious and extremely comfortable with some fantastic features. The kitchen was also well equipped.

The best feature had to be the two balcony patios, one large and one small from which the views were stunning looking out over the village and valley, and great for large family meals.

Preci itslef was fairly buzzing when we arrived due to the annual festival of bread & ham with many stalls throughout the villlage handing out free homebaked bread and cured ham. The swimming pool at the local hotel was a minutes walk away and also very good.

A drive up to the Piane Grande is a must, and a trip to Perugia, Spello, Assisi is doable in a day out.
