Payment
At reservation: A deposit of 30% paid by bank transfer or PayPal in euros or £ sterling.
Deposits are non-refundable.
Balances are payable by bank transfer or PayPal in euros or £ sterling 6 weeks before arrival.
At check-in: a refundable security deposit of 300 euros is requested.
Gas and electric are charged as used and deducted from the security deposit.
Linen and towels are provided.
A welcome pack of tea, coffee, milk, water, pasta, pasta sauce, olive oil and wine is provided.
The swimming pools are open for the summer season months,usually mid May to late September. Yoga and pilates are available in July/August.

"Family vacation”
Perfect for a family or two families, hoping to have own peace, yet having possibility to enjoy facilities of the resort next to the Villa. Our important criteries were to have a house which is enough big for 2 families with kids: 10points., pool, or 2 with option for our youngest: 10points and most important, a nice football pitch with a artificular grass where we enjoyed football games and penalty shots everyday: 10 points! On top of all there was a nice restaurant with reasonable prices. Very nice all in one. Service and the helpness of the owners (who seem to run the resort aswell was above our expectations. We enjoyed our week in Umbria, and it was nice to see how different it is from the other side, tuscany, where we spent the next week. If you appreciate cleanness and how things are fixed you will like this house.

“Brilliant house in undiscovered Umbria”
We stayed in Casale Coccinella in August 2010. We have been holidaying in the area around Preci for over 15 years and have always enjoyed our time in this part of Umbria.
Casale Coccinella is large newly refurbished farmhouse (actually it was completely rebuilt, as I remember it as a very run down old farmhouse many years ago). The upper part is large and could easily cope with a large family group. We stayed in the apartment below with a big living room (with a very comfortable sofa bed), fully equipped kitchen and a large double bedroom. The covered terrace has spectcular views over the Nera Valley where we had lunch or dinner every day. I was pleasantly surprised how cool the apartment was in the height of the summer.
The area around the apartment is wonderful. A couple of great swimming pools at Il Collaccio - a 2 minute stroll down the very quiet road - and a very popular restaurant as well. Last year we discovered Restaurante Il Castoro in Lower Preci - not quite sure how we have missed this place in the past - great food - some of the best I have ever had in Italy.
Spoleto, Visso (great market day), Norcia, Spello, Todi, Montefalco and even Assisi are easily drivable for the day - I would recommend a drive up to the Piano Grande in the Sibilini National Park.
We enjoyed Casale Coccinella so much that we are going again in August 2011 - to be recommended.
