Vacation Rental Description
An exquisitely restored stone villa set in thirty acres of stunning countryside with breathtaking panoramic mountain views. Peace and tranquillity are assured but with the benefits of being close to shops, bars, restaurants and the best of Umbrian sightseeing. The shaded terrace and gardens are a great place to dine alfresco, sip a sunset drink, sunbathe, or to just sit and enjoy the scenery. Guests have free use of two beautiful pools, two childrens pools, grassed sunbathing areas and incredible views at a family run holiday farm just a 2 minute stroll away. There is also daily open air yoga and pilates, tennis, table tennis, football and playgrounds - all free to guests. Set in the beautiful Sibillini Mountains National Park, activities include river rafting, kayaking, walking, cycling, mule trekking, horse riding and mountain chairlifts – all safe for everyone including young children. With its dramatic hillside location on the edge of a valley, the villa is in an unbeatable location to enjoy the extraordinary natural beauty, flora and fauna of the National Park. 
 
Umbria is dotted with beautiful hill towns including Spoleto, Assisi and Perugia, all of which are an easy day trip. Whether you are looking for history, art, culture or just a great lunch, you will find it in this area of Umbria. 
 
Norcia and Visso 20 minutes. Medieval walled towns with great restaurants, artisan food shops and good weekly markets. 
Spoleto 40 minutes. Roman and Renaissance architecture, art and excellent restaurants. Food, wine and art festivals in June and July. 
Trevi, Montefalco, Spello 50 to 60 minutes. Classic medieval hill towns and an excellent wine and olive oil region. 
The Marmore Falls 60 minutes. The highest waterfalls in Europe are a spectacular sight reached following a beautiful drive through the Valnerina Valley.  
Assisi 60 minutes. World famous pilgrimage site with classic architecture and St. Francis' Cathedral. 
Perugia 70 minutes. Art and culture. Famous Italian chocolate (and chocolate shops)! 
Rome only 2.5 hours by car or train for a day’s sight seeing and shopping. 
 
The National Park is a haven for wildlife and has many interesting places to explore. The famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer is not to be missed. 
This unspoilt region is a perfect location for nature loving families, walkers, artists and photographers and the many trails that cross the hills provide spectacular trekking, mountain or road cycling opportunities.  
 
In winter there is skiing, snowboarding, snow kiting and ice skating within 30 minutes drive at Frontignano (1340m – 1950m). It’s inexpensive and uncrowded.  
There are a total of 14 km of pistes of varying difficulty, 9 ski lifts and usually no queues! There are several good restaurants and snack bars, ski hire, ski school, a snow park and indoor skating rink. 
 
Christmas 2012. A Christmas break with tree and decorations. Sing carols at our local abbey. Enjoy nativity plays with live animals. Join in the village festive fun activities. Skiing, ice skating and snowboarding. Board games, DVDs and sledges are supplied.  
 
Villa Coccinella is built on three levels. All the rooms of the villa are on the ground and first floor levels with mountain views to the front and rear. The owner has a one bedroomed apartment below and at the back of the villa with its own private terrace and entrance on the lower ground level. This apartment has been carefully designed so it cannot be seen from inside or outside the villa. As none of the villa rooms or terrace can be seen from the apartment either, complete privacy for guests is ensured.

Villa Coccinella has been restored to a very high standard. All the rooms have chestnut wood beamed ceilings, cool tiled floors and are furnished with many antiques. The ground floor is wheelchair accessible. The spacious lounge has two squashy sofas, one of which is a sofabed. French doors lead onto the shaded terrace and garden. The kitchen/dining room is wonderful for long lunches and is equipped for the most ambitious cooks. There's also a separate utility room. Downstairs there is one double bedroom and a separate bathroom with walk in shower, basin and toilet. Upstairs there are 2 double/twin bedrooms, 1 double and a bathroom with bath, shower, basin and toilet. Free wifi internet, a 37" flat screen TV with Italian SKY (european sport and tv programmes), DVDs and paperbacks should keep everyone entertained. There is also a box of board games, tennis racquets, badminton sets, football etc for the kids and young at heart.

Local bars and restaurants: Il Porcello Felice. Pretty restaurant with stunning views. Outside dining on a beautiful panoramic terrace. 2 minute walk.  
Agli Scacchi Hotel. Serves traditional Umbrian food. Shady terrace for dining and a nice little bar overlooking the pool. 10 minute drive.  
La Piazzetta Pizzeria and bar. Good pasta and pizza. 10 minute drive. 
Il Castoro Restaurant. Great atmosphere and Italians flood here for the freshest truffles that the owner collects himself. 20 minute walk.  
Il Castoro and Memole Bars. 25 minute walk.  
 
Swimming 
 
Lake Fiastra - Beautiful freshwater swimming lake, sandy beaches, kayaks and pedelos. Peaceful even in high season. 1 hr drive. 
San Benedetto - Adriatic coast. Safe sandy beaches. Blue flag. 90 minute drive.  
Civitanova - Adriatic coast. Blue flag beaches. 70 minute drive. 
Lake Trasimeno - Sandy beaches. Island ferries. 90 minute drive.

  • Travel Info: Where we are: The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet flies to Rome. Car hire is available at all airports. Hertz and Avis are in Spoleto. There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

Payment At reservation: A deposit of 30% paid by bank transfer or PayPal in euros or £ sterling. Deposits are non-refundable. Balances are payable by bank transfer or PayPal in euros or £ sterling 6 weeks before arrival.
At check-in: a refundable security deposit of 300 euros is requested.
Gas and electric are charged as used and deducted from the security deposit. Linen and towels are provided. A welcome pack of tea, coffee, milk, water, pasta, pasta sauce, olive oil and wine is provided.
The swimming pools are open for the summer season months,usually mid May to late September. Yoga and pilates are available in July/August.

"Family vacation”

Perfect for a family or two families, hoping to have own peace, yet having possibility to enjoy facilities of the resort next to the Villa. Our important criteries were to have a house which is enough big for 2 families with kids: 10points., pool, or 2 with option for our youngest: 10points and most important, a nice football pitch with a artificular grass where we enjoyed football games and penalty shots everyday: 10 points! On top of all there was a nice restaurant with reasonable prices. Very nice all in one. Service and the helpness of the owners (who seem to run the resort aswell was above our expectations. We enjoyed our week in Umbria, and it was nice to see how different it is from the other side, tuscany, where we spent the next week. If you appreciate cleanness and how things are fixed you will like this house.

“Brilliant house in undiscovered Umbria”

We stayed in Casale Coccinella in August 2010. We have been holidaying in the area around Preci for over 15 years and have always enjoyed our time in this part of Umbria.

Casale Coccinella is large newly refurbished farmhouse (actually it was completely rebuilt, as I remember it as a very run down old farmhouse many years ago). The upper part is large and could easily cope with a large family group. We stayed in the apartment below with a big living room (with a very comfortable sofa bed), fully equipped kitchen and a large double bedroom. The covered terrace has spectcular views over the Nera Valley where we had lunch or dinner every day. I was pleasantly surprised how cool the apartment was in the height of the summer.

The area around the apartment is wonderful. A couple of great swimming pools at Il Collaccio - a 2 minute stroll down the very quiet road - and a very popular restaurant as well. Last year we discovered Restaurante Il Castoro in Lower Preci - not quite sure how we have missed this place in the past - great food - some of the best I have ever had in Italy.

Spoleto, Visso (great market day), Norcia, Spello, Todi, Montefalco and even Assisi are easily drivable for the day - I would recommend a drive up to the Piano Grande in the Sibilini National Park.

We enjoyed Casale Coccinella so much that we are going again in August 2011 - to be recommended.
