Vacation Rental Description
Residenza Sinibaldi is a XVIII century farmhouse and it clearly fits into a small village located in the Umbrian countryside. The large indipendent and recently renovated apartments, maintaining the original architectural elements, offer all the comforts for a relaxing holiday.The farmhouse is a strategical place to comfortably visit the most important historical and artistic cities of Umbria and Central Italy. From the Residenza Sinibaldi is possible to easily reach both Perugia and the principal cities of Umbria but also Tuscany and Florence, the Lazio and Rome. The house is also a base ideal to discover the nature, to practise a lot of sporting activities outside surrounded by a splendid country, to know the typical resources and the local traditions, the music, the eno-gastronomic tradition and Italian food because it is geographically situated near to the greatest part of the events that Umbria offers during all the year.
The Residenza is divided in 3 independent apartments which one is occupied from the landlords. In the apartments the owners have maintained the architectural style and the native elements as the ancient stones, the arcs, the beams in wood, preserving the ancient taste with the native harmony of the typical Umbrian ancient farmhouse absorbed in the surrounding country. The apartments are completely restored. The apartments have all the necessary comforts for a complete daily life and they are perfect during the stay. In the apartments all the original elements have been preserved but also furniture, complements and old mobiles combined to the style and the modern comfort.
3000 square metres of large fenced park with lawn, olive trees, flowers and all kind of plants, fruit trees, maintained personally by the owner, is also made available to guests to make more comfortable on vacation. In the garden there are a children playground, first of all a beautiful trampoline, ping-ping room, swings and more. A large indoor swimming pool for only private use (12x 4 meters, 1.5 meters high) is available throughout the summer season. A good BBQ with woods in the garden for unforgettable lunches and dinners with tables and sub beds for the moments of relax in the peace of the country. In the park you can enjoy in every season the show of a splendid flora and of a delicious fauna constituted both from the animals of the owners (one dog, one cat and two chickens) and from the permanent animals of the park.
Two APARTEMENTS dedicated to the guests are able to welcome max 10 people. They have all the necessary comforts for a complete daily life and they are perfect during the stay.
The APARTMENT TERRA was the ancient wine cellar, now it is an apartment of over 80 mqs at the ground floor. The entry is autonomous with exits for park and swimming pool. The open-plan apartment has a big living kitchen, night zone with 5 beds, bathroom with opposite room. There are not bedrooms.
The APARTMENT CIELO was the ancient barn, now it is an apt of over 90 mqs at the 2nd floor. Entry is autonomous with common exit to park and swimming pool. The apartment has a kitchen-living room, 2 large bedrooms, bathroom with opposite-room.
Facilities
The 2 KITCHENs is very well equipped of gas stoves, refrigerator, freezer, dish, pots and all the necessary to cook. The table of Apt. Terra can entertain 10 people to sit. The table of Apt. Cielo can entertain 6 people to sit. In both Apts. there are TV, satellite, CD/DVD system, internet Wi-Fi connection, Air-con. The BATHROOMs are endowed with Jacuzzi shower (Apt. Terra) and American shower (Apt. Cielo), sink, bidet, WC, washing machine to exclusive use. They are also to disposition bed linens and towels, phon, iron with relative axle.

PRICE x APARTMENT x WEEK from: low season 550 €, meddle season 650 €, high season 750 €. Included: Towels and bed lines provided weekly, Inizial and final cleaning. ACCOMODATION: from Saturday to Saturday. Arrival times between 5–7 pm and departure times between 8–10 am. BOOKING-DEPOSIT: 250 €/Apt must be paid at the time of booking in order to confirm your stay. It is also valid as security deposit. The full balance will be returned at the end of stay, provided that the property is in the same condition as when you arrived and there are no damaged/ broken items. CANCELLATION: More than 8 weeks prior to arrival - no charge 4-8 weeks prior to arrival - 50% of total rental rate 2-4 weeks prior to arrival - 75% of total rental rate Less than 2 weeks prior to arrival - 100% of total rental rate.

"Nous avons beaucoup apprécié la qualité de l'accueil et la discrétion d'Enza et Bruno. La location et les équipements sont très agréables et parfaitement entretenus (logement, jardin, piscine...). A partir de San Baggio, nous sommes allés visiter des villes au patrimoine extraordinaire, l'Italie en regorge. Mais surtout, ne pas négliger les nombreux villages qui eux aussi disposent d'un patrimoine remarquable (le guide du routard nous a été d'un bon secours sur ce point. Cela suppose de faire pas mal de route mais il serait tout aussi possible de profiter de la location pour un séjour "farniente" en se contentant de Pérouse et de la campagne environnante. pour les amateurs de jazz : festival de bon niveau à Pérouse en juillet. Une location à conseiller sans réserve. n.b / confiance : après la réservation et le dépôt de caution qui la confirme, le contrat de location lui-même n'est établi qu'à l'arrivée sur place.Aucun problème ni aucune mauvaise surprise..."

"We received a very warm welcome by the owners, who are most friendly and helpful. The garden and pool are beautifully kept and allowed us a wonderfully relaxing stay. The appartment (CIELO) is well equipped and beautifully decorated. The house is located in a small and quiet village in typical Umbrian countryside, which can even be explored by the bikes provided (although somewhat hilly!)."

You know that when you turn up at a place and they have thought of everything that your holiday will be good. Our welcome was very warm indeed and Enza and Bruno, their dog, cat and chickens, are really warm and friendly. They bought wine for our arrival and even got chocolate for my teenage kids. The gardens and pool are beautiful and the table tennis room kept my kids happy. They have brochures on lots of things to do and a very well kitted out apartment. We had the upstairs apartment and the rooms were huge. The air conditioning was a great help when we were there in August. You have to wear swimming hats in the pool, which my teenage son hated, but they even provided them for us. There are board games and internet access, which was a huge benefit for my teenage kids. The apartment was very clean and had more than enough kitchen utensils/plates for us. We would sit outside under the gazebo each evening, in the light of fairy lights strewn under the canopy and listen to the church bells, drink our local wine, eat some pasta and talk to Argo their dog. It is very quiet and peaceful.
The surrounding area has alot to see. Assisi was a huge favourite of ours and don't miss Perugia and Todi. Todi is great for a night out, to have a meal with a wonderful view. Don't bother with the lake though. It's very muddy and full of mosquitos. The food and drink in Umbria was several euros cheaper than in Tuscany, where we stayed the week before and the roads are better in Umbria too. They are less geared up for tourists, but this can be charming. Assisi is so beautiful, if you look past the endless tourist shops selling religious plastic statues. You have to see the views from any number of the hill towns as they are breathtaking. There's a great supermarket complex/small mall on the way into Perugia, about ten minutes from the apartments. You can get everything you need there and try the local sausages as they are wonderful. We had some great meals in Todi and Perugia. Look down the side streets for some great little pizzerias and always eat where the locals eat.
Only one thing to mention, there looks like there will be buildings going up behind the apartments. I am not sure when and how much it will affect the views. The garden is very big and more than beautiful enough to sit in for several hours, so hopefully any building won't spoil your stay.
We would go again as we were made to feel very welcome and Umbria has some very nice sites of interest.

We passed a lovely 2 weeks, taking both the apartments, the accomodation was just as described, a bit strange living close proximity to the landlord/lady but they were extremely pleasant and really helpful when it came to advice etc, basic rules required swimming hats in the pool and careful bouncing on the trampoline, otherwise nights by the barbeque made the whole holiday really memorable

We traveled to Umbria with our three children as part of a two week tour of Italy. After sightseeing with our children for one week, we were ready for some relaxation. Residenza Sinibaldi was just what we were looking for: Relaxing by the pool, cooking in the brick oven, reading in the breezy shade and watching the children play in the spacious and very well maintained garden.
The apartment was comfortable, cool and clean. We enjoyed all the natural light and the easy access to the garden and pool.

Residenza Sinibaldi provide a friendly and thoroughly professional service to accompany the delightful property and garden.
We stayed in the open plan downstairs apartment, very clean, spacious and also it offered a cool alternative to the heat of the garden. The pool is fabulous. The farmhouse sits in a very peaceful village. A car is necessary. There is a small supermarket in the village and a friendly small bar. Great holiday location for a family of 4 or less for either staying put and relaxing or sightseeing. Description probably did not do justice as the atmosphere of the whole setting also added to the holiday.
Have already recommended the place to friends and relatives.
Easy to get to and good location for numerous sites - the local's restaurants are the best bets
