3 Bedroom House in Orvieto

The apartment is simply, but with good taste, furnished, with both rural and modern furniture, such as 1970's leather lounge suite, late 19th century wood sideboard, 170x80 cm. kitchen wood table, 200x100 cm. dining crystal/iron table, modern oil paintings, etc. Some windows are equipped with screens in order to provide perfect inside ventilation. The kitchen is spacious, well-equipped, including dining furniture.  
 
The Country house hospitality is for maximum 6 persons, which includes a first floor unique apartment. with three bedrooms: one with queen-size bed and en suite bathroom with tub and shower , one large room with double bed and an additional single bed, the last room is with a single bed, a second bathroom with shower, dining/living-room with fireplace, and dining/ kitchen with marble countertops. 
 
A second small separate rural one storey building is included in the property. The building, facing north, has been renovated into the owner apartment. Guests privacy is completely preserved, in fact , the unobtrusive building is served by a separate entrance road and its outdoor area, doors, windows are completely invisible from the main house.  
 
The English speaking owner lives in Rome, with his family (one boy of 20); they may come rarely on site and only during weekends, thus guaranteeing guests complete privacy.  
Nevertheless he also enjoy meeting his guests and he is always ready to give further information or curiosities.. Pets are not allowed 
 
Outside services  
 
Basic Shopping and Services: grocery store, all range of shopping and services such as bank, post office, etc. in Montegabbione (around 10 km) or San Venanzo(around 15?km) . Quiet public swimming pool (25x10 mt.) 2 km before San Venanzo. can be used, by daily fee.  
 
Facilities of Agriturismo Borgo Poggiolo (within 10 minutes by car), managed by owner friends (restaurant, pool -17x6 mt.-, and other sport facilities) are also available, by daily fee..

Swimming, Walking, Excursions 
 
The two storied building was formerly a country house where originally all farm activities were present, including: cattle, swine, poultry, manure heap, vineyard, olive grove, etc. Today only olive oil is produced, but "archeological remaining" give evidence of the few decades ago farm activities. 
 
Private fenced and gated area (aprox 8.000 sq. Mt.),with trees and bushes which are mostly of local origin: olive, elm, poplar, maple, alder, birch, blackthorn, oak, almond, cherry, walnut, hazel, apple, juniper, broom, dog rose, etc. The gardened area (supplied with, dining and living, garden furniture) surrounding the house is easily accessible providing both security for kids and possibilities for free play ground and athletic activities.(basket, football, footing, etc)
