Built in 1726 Villa Caprareccia holds a unique history dating back to the 11th century. In 2005 Villa Caprareccia was completely restored with the inclusion of every modern comfort. The property is divided into two buildings. The Villa and the Lodge (located just 15 metres away. The Villa has 4 king size bedrooms with individual bathrooms including shower and bidet. It has a fully equipped kitchen with large oven, fridge and dish washer. There is a large comfortable sitting room with beautiful fireplace and dining area that seats 12 people. The smaller lodge has two bedrooms and two large bathrooms. One of the bedrooms has bunk beds. It is equipped with small kitchenette and sitting room including fireplace. It has a fabulous view of the lake. The outside grounds are completely private including a beautiful salt water swimming pool (6 meters by 12 meters) with a perfect view of Lake Trasimeno There is also a small sauna and mini gym located near the pool. There is an ample bbq area where you can dine outside plus various sitting areas. There is also a fabulous terrace overlooking the lake where you can relax.  
 
The villa is ideal for family get togethers and special occasions. It is in a perfection position being close to the cities of Florence, Perugia. Assisi annd Sienna.There are also many local towns to visit such as Cortona (15 minutes by car) or Castiglione del Lago (15 minutes by car) Orvietto (45 minutes by car. You will find some fantastic places to eat in these restaurants. There are two stations one at Passignano which is 5 minutes away and the second at Terontola which will take you directly to most destinations. There are many beautiful walks right outside the villa and you can walk down to the Lake or up to the local hills. In the nearby village of Passignano you can take the ferry to the small islands on the lake this is especially fun for children. There are also some great local shops in Passignano where you can buy local produce such as meat, cheese, wine and pasteries.

    • The pool is worth a mention due to the fact that it is a salt water pool. We choose this as a healthy option which means the water is less irritating and therefore our guests especially children can stay in the pool longer.

    • Thee are some great outlets of those interested in shopping and great bargins. For example the Valdichiana Outlet Village is about 10 minutes from the villa otherwise for those interested in designer shopping there are some great outlets about an hours drive away.

    A reservation deposit of 40% of total booking must be paid in order to guarantee reservation. 30 days before arrival at Caprarecciathe total alance due must be received by bank transfer. All bank transfer fees must be paid by guest for both deposit and remaining balance. A fully refundable security deposit of Euro 500 must be paid upon arrival at the villa in cash. Any damage to the proerty and grounds must be presented to the manager so that assessement and compensation may be determined. Cancellation policy . Reservation cancellation must be received in writing. The days for cancelling reservations are calculated as of the date Villa Caprareccia receives written cancellation. The list of charges : 1. more than 30 days prior to arrival date - entire deposit 2. 30 -20 days prior to arrival . 50% total cost 3. 20 -10 days prior to the arrival date 80% of total cost 4. 10 days or less prior to the arrival date - 100% of the total cost
