Vacation Rental Description
Casa San Mario is a delightful restored farm house available for rental in Tuscany Italy. It has a luxury sunlit swimming pool with superb views nestling on the side of a hill looking across open fields towards the walled medieval and ancient Etruscan town of Volterra. The farm house sleeps 10 to 12 people comfortably. It has five bedrooms, three modern bathrooms, two full kitchens, two living rooms and a very large dining room. The patios are surrounded by a Tuscany garden looking out to a typical Tuscany landscape view. The vacation villa is for rental year round except when the owners are in residence. It has central heating and a traditional Tuscan fire place. It is is ideal for spring, fall or winter vacation rentals.
The setting and location is equally perfect for a romantic Tuscany hideaway, a Tuscany family vacation holiday, or a quiet Tuscany villa rental retreat. One of the most popular walking routes in Tuscant passes by the house and Volterra has many modern facilities - supermarkets, many restuarants, and many small shops and bars. It is still very much a working town but fully walled, with one of the finest Etruscan museums in Italy, a cathedral, central piazza and Roman theatre.

"The villa was splendid whether we were on own with the whole house or just using the upper part with the owners downstairs. The pool is pristine and sits on the side of a hill looking over toward Volterra (about 3 miles away). Very private. A caretaker, L, dropped by several times to water and clean the pool --- a very nice guy."

Facilities
This is a classical Italian period house several hundred years old built with very thick walls and so cool. The garden is full of shaded spaces with fruit trees in an orchard. In September visitors help themselves to figs and sweet grapes. Internet connection is braodband via satellite. Volterra is perfectly situated to use a car to visit Pisa and its Dumo and leaning tower (50 minutes), Florence and its many beautiful building and galleries not to emtnion it's shops and restuarants (1 hour), Siena with its fabulous central square (50 minutes) and San Gimignano with its many towers (25 minutes).

The house is available on a weekly basis. Rentals are secured by a non-returnable deposit of approximately 30% of the rent due which is covered by a simple contract. The balance of payment is due 9 weeks before arrival. There is a small fully returnable cash deposit to cover possible breakages and utility bills. Linen (sheets, bath and pool towels) is available and changed weekly. Prices are quoted in Euros but payment is accepted in US dollar, Euro or sterling cheques or by bank draft to our Italian bank locally. In the event of cancellation no monies will be returned.
