Podera Collinella consists of three beautifully renovated farm buildings, which are now 13 apartments with their own private gardens and a shared managed pool.The renovation has sensitively used the original stone from the hay loft and added hand made chestnut shutters and terracotta tiled floors throughout. 
The apartment are all privately owned by various nationalities and most are for owners use , so it is rarely fully occupied. 
Collinella 12 and 14 , is the detached villa on the extreme right of the landscape photo- a villa divided vertically into 2 x 3 bedroom apartments.Collinella 12 and 14 are very similar with 2 x king size beds and 1 x twin room. The downstairs bedroom has a kingsize bed and door leading onto the back terrace, with a downstairs shower room. Upstairs there is a kingsize bedroom and a twin bedroom ( 3 foot adult beds), with bathroom which also has a washing machine. 
The kitchen is made of local light chestnut with a dishwasher, fridge freezer and ample crockery and cutlery.New stainless steel cooker and hob and lovley Italin granite worktops compliment the villa. The sitting area has a tv, dvd, music system and leather furniture. 
The luxury of these apartments is that there are gardens on 3 sides with 2 terraces- the front south facing terrace equipped with dining furniture where one has all day sun , and a covered terrace at the back which faces west for the most wonderful sunsets! Here one can escape from the heat or just find a peaceful spot to read or watch the sun go down. The pool is only a few meters from the back terrace down a short path. The views are spectacular as the villa is slightly elevated and one can see as far as Pisa (60km) on a clear day. Podera Collinella is situated 3km dat the end of a private road , so there is no through traffic making it a perfect place for relaxation after a day sightseeing. 
The private road is 3km long and as is traditional in Tuscany is unmade as it is the original farm track- it is gravelled but care needs to be taken in wet weather. Olive trees and mediterranean bush line the road and one can sometimes spot the odd wild boar in the fields! Birdlife is abundant and the view is breathtaking! 
The main attaractions of tuscany are within easy reach- San Gimignano 13km , Volterra 15km , Siena approx 45 and Florence 55km. It takes an hour from Pisa airport- pisa and Lucca both within the hour fo sightseeing.There are many lovely restaurants serving traditional local food and the Chianti wine area is a good day out, where one can visit vineyards, have a cookery lesson , or eat in the restaurants associated with the wine making.

Collinella 12 has 3 bedrooms , as does the next door apt Collinella 14 , so the villa together can sleep up to 12 people. It is located 3km down a private road ideally situated betwen the medieval towns of San Gimignano and Volterra. The fantastic far reaching views are 360 degrees, and situated at the end of the private road ensures no traffic and a peaceful environment. The pool is shared by the private owners and is maintained daily. The apartment has 2 terraces- one south facing and one covered west facing for the sunsets! The apt has a private garden and shared 14x7m pool. Siena is 45 minutes drive, Florence, Pisa and Lucca all within the hour, as well as many beautifull small towns and vilages in the area. Nearest restaurant at Castagno is 4km from the private road, San Gimignano is 13km and Volterra 14km. Pisa airport 1hour

This is the cultural heart of Tuscany with the main tourist attractions within easy reach. Pisa with its famous tower,Lucca a charming walled city are one hour away.Florence with its abundance of history and culture is a comfortable one hour along the motorway.Siena,the town famous for Il Palio- the horse race,about 40 minute away. Siena is the most wonderful town for shopping, restaurants and people watching in the lovely Il Campo. San Gimignano , the city of medieval towers, is 14km away, with many restaurants,market, shops with fantastic leather goods not to mention the architecture and the fascinating history and the many carnivals. Volterra, once the Etruscan capital is 15 km away, less commercialised than San Gimignano but brimming with restaurants, museums and cafes along its cobbled streets. Golf is 30 minutes away and horseriding 20 minutes. Walking and sightseeing is everywhere, nature on your doorstep!Fly to Pisa or Florence.

				Low Season Price:	€500 per Week
				High Season Price:	€1,100 per Week

A deposit of 20% to reserve the booking is required. Payment can be by bank draught, bank transfer or cheque. cancellation policy- 20% up to 8 weeks before holiday, 30% between 8 to 6 weeks, 40% between 6 and 4 weeks, 75% between 4 and 2, 100% 2 weeks or less. if you re -book fees will be reduced. There is a 100 euro security deposit , returnable less damges. The price includes all utilities, gas and electricty. Central heating is charged at 75 e per week if used. Final clean , linen and towels are included in the price.
