Benvenuto.

It is our great pleasure to welcome you to La Simpatica. Our house nestles in the castello area of a medieval village called Codiponte near in the comune of Casola, Tuscany. Our village dates back to medieval times,and we believe La Simpatica is around 400 years old.

La Simpatica is perfect for romantic getaways with tranquillity in stunning settings or the more adventurous type of people enjoy walking/hiking the mountainous regions of Tuscany with some of the most spectacular scenery. Our house is a wonderful “get away from the routine” place where relaxation happens naturally.

There are hundreds of walks around and about with some some fantastic lakes that you can swim in/picnic by, or to just chill out by. Then of course there is the food and wine, try out the Ristorante and Agriturismi for some of the absolutely finest home cooked food and the local vino.

Behind the house you will find a small piazza where the local villages hold there festivities and the local communal drinking water tap.

Parking is availble in the car park below the houses. Access to this via an unmade road from the village.

Our house benefits from having full central heating and constant on demand hot water. The quaint terrace is wonderful for alfresco dining. A large fully fitted kitchen/dining area with table and chairs. A very comfortable lounge/living room which includes UK Freesat TV, DVD/VIDEO player, CD/MP3 player; A large master bedroom with very comfortable king-size bed, built in storage for cloth hanging, and a chest of drawers with a hairdryer for your convenience. The 2nd bedroom with double bed settee that will accommodate 2 people adequately, with french doors that open on to a balcony with excellent views over the village and up to the hills and mountains.(UK style electrical extension lead for if you forget a plug adaptor). An Excellent bathroom with a large shower area, toilet, bidet, heated towel rail, and sink. Parking is available in the nearby car park. We have equipped our house with comfort in mind.

Booking deposit A deposit of 25% to confirm the booking. Reservations will be held provisionally for 7 days to allow for receipt of the deposit Security Deposit A security deposit of £100.00 Balance of account The balance is required to be paid in FULL 6 weeks before arrival/start of rental date. Cancellations The 25% Booking deposit paid is non refundable in the event of full cancellation. 6-4 weeks prior to rental commencement (25% Booking deposit non refundable). 4-1 weeks prior to rental commencement (75% of full payment non refundable). Less than 1 week prior to rental commencement (100% of payment non refundable). Should your booking be cancelled by us then a full refund will be issued. Should you wish to stay for a few days then the prices will be 3 nights @ £50 per night 4 nights or more @ £45 per night We can accept payments by cheque or bank transfer in GBP or via pay pal
