Located 9 kms west of Lucca, set in lush rolling countryside, this 15 th century stone farmhouse was restored last year retaining all the original features eg cotto floors, chestnut beams, old fireplaces and outside pizza oven.
It is furnished in an elegant,discreet mix of antiques and bright contemporary colours.
The farmhouse is on the edge of a wine and olive oil estate and the gentle rolling hills and proximity to Lucca,Pisa and Florence make it the most desirable part of Lucca. VIPS holidaying in the area are common and it is not unusual to see a Hollywood filmstar dining in the nearby restaurants.
As is traditional for the larger farmhouses there is a small barn nearby that was used to house the animals downstairs and store the grain upstairs. Fully restored it is now a cosy cottage (La Piccolina # 24005) that sleeps up to 5 people and can be booked together with Villa Calma to sleep a total of 12/15 people with private pool or seperately with shared use of the pool.

Both homes are family owned and used as a country retreats for family members and retain that home from home feel often lacking in purely rental properties.
This being serious Lucca wine country there are many vineyards open for wine tasting within a 10 minute drive eg Tenuta Maria Teresa,Forci,Greo,Val de Sole etc.
There are good restaurants with alfresco terraces eg Vigna Ilaria,Vipore and Lombardo within a 10 minute drive.
The nearest villages are San Macario in Piano 4 kms away where there is a small grocery shop,bakery and butchers and Sant'Alessio also 4kms in direction of Lucca. There is a Conad supermarket,petrol station,butchers,newsagent ice cream parlour below a hairdressers.
The beaches of Versilia are easily accessible like Viareggio,Marina Pietrasanta,Lido di Camaiore 20 kms away. Liguria and the Cinque Terre are also 45 minutes drive.
Lucca is fun for children with its little parks with well equipped shady playgrounds,many ice cream parlours and piazzas. The fortified walls can be viewed by renting a bicycle or walking around them. You can hire a horse drawn carriage(with driver) to see all the sites in comfort.
We can also arrange horse riding for children,beginners and experienced riders. Ride along the river or through the cool forests stopping for a picnic.

Description of the property Large stone farmhouse 350 sqm sleeps 8 + 2 (10),entrance hallway,kitchen / dining room, 2 large sitting rooms,4 double bedrooms (2 doubles,two twins and 4 bathrooms.

The downstairs sitting room opens out onto a shaded gazebo with dining table and chairs for outside eating and enjoying the views. There is a BBQ and original working pizza oven.

In short : 4 double bedrooms, 4 bathrooms,large farmhouse style kitchen with dining table that seats up to 10 , 2 reception rooms, gazebo with outside dining table - seats up to 10.

There is a hand made octagonal teak wood above ground swimming pool (25ft x 25ft) located 50 metres from the house along a pear tree lined walkway. It was designed to blend in with the ambience of the ancient and protected hillsides and surrounded by flowering oleanders bushes it unobtrusively beckons you to take a cooling dip and enjoy the views.
There are plenty of sun loungers and tables and chairs dotted around the extensive grounds where you can find a shady spot to relax and read a good book.

The ambience of the area is one of absolute harmony with nature, faraway from noise and pollution. The surrounding countryside of gently sloping hills makes it the perfect place for cycling, walking,horse riding,wine tasting, sightseeing or if that all sounds too tiring just relaxing and revelling in the absolute peace and tranquility.

The seaside is 25 minutes away with famous resorts such as Forte dei Marmi (very chic and pricey), Viareggio (lively and fun for teenagers) and Lido di Camaiore (good all round family resort).For nature lovers Mariana Vecchiano di Pisa is set amongs t sand dunes. All the beach clubs have a pay per day policy. They usually include sun beds and umbrellas and shower and extras are private changing cabin with private shower inside. There is usually a bar and restaurant plus a childs play area and sometimes they have an out door pool.
Depending on the resort it can cost eur 30-50 per day for 2 sun beds,chairs and umbrella, rising to 150 euros for some Forte dei Marmi clubs.
Nearby Lerici (45 minutes away) from where you can take a ferry to Portovenere or the Cinque Terre.



Lucca 9 kms from which by car Pisa takes 30 minutes, Florence 45 minutes, San Gimignano and Volterra 1 hour and Siena 1 hour 30 minutes.

Pieve Santo Stefano, Lucca is acknowledged to be the best part Lucca. You are immersed in countryside, olive groves and vineyards yet only 7kms from the Lucca walls. The Strada del Vino leads up to the property and there are at least 10 wine estates within 2 kms where you can go winetasting.
You are in a panoramic elevated position in the Lucca hills (about 200 metres above sea level) the air is cleaner due to fresher sea breezes in summer. This altitude is excellent for growing vines and olive groves as there are generally fewer flies and mosquitoes.
There are good restaurants nearby where you can sit outside and eat local Tuscan food whilst enjoying stunning views. If you tire of all this and want to do some sightseeing ,Lucca is a 10 minute drive from where you can be in Pisa in 25 minutes, Siena 1 hour, Florence is 45 km, Cinque Terre are only one hours drive.
You feel you are in the countryside but you are also close to Lucca so that when you tire of relaxing by the pool you can be in Lucca within 10 minutes.

There are two farmhouses,the larger one Villa Calma can sleep 8/10 people comfortably. The smaller one La Piccolina(ref 24005#) sleeps 4/5. They can be booked together to sleep a total of 15 with private use of pool. There is a 5% discount for stays of 2 weeks. Deposit is 50 % at time of booking and the balance 8 weeks before your holiday.There is a 30% cancellation fee if you cancel your holiday 12 weeks before the start or 50 % 4 weeks before. Less than 8 weeks notice and we will try to rebook your holiday and if successful we will give you back 50 % of the total cost. All utilities included except heating. Swimming pool towels available to hire. One baby cot free,additional cots available € 25 There is a breakage deposit of € 300. Cleaning is free approx 4 hours per week. Extra cleaning eur 10 euros p/h. We ask that you arrive between 3 - 6pm and leave before 10 am. Paypal,cheque or bank transfer payments accepted.
