Located 9 kms west of Lucca, set in lush rolling countryside, this 12th century stone farmhouse was restored this year retaining all the original old features. Characteristic antique cotto floors,chestnut beams,an old fireplace and some antique furniture settle contentedly with bright,comfortable furnishings and modern appliances.

As is traditional for the larger farmhouses there is a barn nearby that was used to house the animals downstairs and store grain upstairs. This sympathetically restored barn (La Piccolina # 24005 ) sleeps 4 and can either be booked together to sleep a total of 12 guests or individually with shared use of the pool.
Both homes are family owned and used as country retreats and retain that home from home feel.

This being serious Lucca wine country there are several vineyards open for wine tasting within a 10 minute drive eg Tenuta Maria Teresa, Tenuta Forci and Greo.
There are also 5 good restaurants with alfresco terraces eg Vigna Ilaria,Vipore and Lombardo within a 10 minute drive too.
The nearest villages are San Macario in Piano 4 kms away where there is a small grocery shop,bakery and butchers and Sant'Alessio also 4kms in direction of Lucca. There is a Conad Supermarket,a petrol station,a butchers,newspaper shop and ice cream parlour.Osteria Tambellini is good for lunch and also a morning capuccino and croissant.
Il Bamboro is an excellent neighbourhood trattoria where the locals eat.
The beaches of Versilia are easily accessible like Viareggio,Marina Pietrasanta,Lido di Camaiore 20 minutes drive.These have private beach clubs (bagno/stabilmento) with sun loungers,cabins,restaurant/bars and sometimes a pool that are available per day ranging from eur 30 (for Lido di Camaiore) to 100 euros (for Forte dei Marmi)
For those preferring a more "natural beach " amongst sand dunes there is Marina Vecchiano di Pisa is only 20 minutes away.
Lucca is fun for children with its many little parks with well equipped shady playgrounds,the Museum of Cartoons,many ice cream parlours, the fortified walls that can be viewed best by renting a bicycle (just inside Port Elisa.)You can hire a horse drawn carriage(with driver) to see all the sites in comfort.

Description of the property: Stone farmhouse of about 350 square metres sleeps 8 + 2 (10) , with entrance hallway, kitchen / dining room, large sitting room, bathroom. Upstairs there are two twin bedrooms one with ensuite bathroom, two double bedrooms one with ensuite bathroom. There is another large sitting room and extra bathroom.

The downstairs sitting room opens out onto a shaded gazebo with dining table and chairs for outside eating. There is a BBQ and original working pizza oven.

In short : 4 double bedrooms, 4 bathrooms,large farmhouse style kitchen with dining table that seats up to 10 , 2 reception rooms, gazebo with outside dining table - seats up to 10.

There is a swimming pool located 50 metres from the house along a pear tree lined walkway. It is 25 ft x 25 ft of octagonal shape, hand made in teak wood so as to blend in with the nature and ambience of the ancient and protected hillsides.

There are plenty of sun loungers and tables and chairs dotted around the extensive grounds where you can find a shady spot to relax and read a good book.

The ambience of the area is one of absolute harmony with nature, faraway from noise and pollution. The surrounding countryside of gently sloping hills makes it the perfect place for cycling, walking, birdwatching, wine tasting, sightseeing or if that is too exhausting just relaxing and revelling in the absolute peace and tranquility.

The proximity of Lucca allows you (in our opinion) to enjoy the best of both worlds - after the bustle of Lucca you can retreat to the peace and calm of your farmhouse in the countryside.

The seaside is 25 minutes away with famous resorts such as Forte dei Marmi (very chic and pricey), Viareggio (lively and fun for teenagers) and Lido di Camaiore (good all round family resort).For nature lovers Mariana Vecchiano di Pisa is set amongs t sand dunes. All the beach clubs have a pay per day policy. They usually include sun beds and umbrellas and shower and extras are private changing cabin with private shower inside. There is usually a bar and restaurant plus a childs play area and sometimes they have an out door pool.
Depending on the resort it can cost eur 30-50 per day for 2 sun beds,chairs and umbrella, rising to 150 euros for some Forte dei Marmi clubs.

Distances : Lucca 9 kms from which by car Pisa takes 30 minutes, Florence 45 minutes, San Gimignano and Volterra 1 hour and Siena 1 hour 30 minutes.
The Cinqueterre are about 1 hour away.

There are two farmhouses,the larger one Villa Calma can sleep 8/10 people comfortably. The smaller one La Piccolina(ref 24005#) sleeps 4/5.

They can be booked together to sleep a total of 15 with private use of pool.
There is a 5% discount for stays of 2 weeks.

Deposit is 50 % at time of booking and the balance 4 weeks before your holiday.

There is a 30% cancellation fee if you cancel your holiday 12 weeks before the start or 50 % 4 weeks before. Less than 4 weeks notice and we will try to rebook your holiday and if successful we will give you back 50 % of the total cost.
All utilities included except heating.
Swimming pool towels are available to hire.
One baby cot provided free,additional cots available 25 euros.
There is a breakage deposit of eur 300.
Cleaning is approx 4 hours per week,additional cleaning available at eur 12 euros p/h.
Meals can be prepared
We ask that you arrive between 3 - 6pm and leave before 10 am.
