This beautiful old stone farmhouse (350 sqm) with a stone cottage (140 sqm) 50 metres away is set in rolling countryside on a 1000 acre private wine and olive estate.The two properties provide an ideal solution for 2/3 families. Located 11 kms northwest of Lucca this 12th century stone farmhouse was restored last year retaining all its original old features. Characteristic antique cotto floors,chestnut beams,an old fireplace and some antique furniture settle contentedly with comfortable furnishings and modern appliances. 
 
As is traditional for the large farmhouses there is a detached cottage very close by (La Piccolina # 24005 )that sleeps 4/5 and can be booked together to sleep a total of 12/15 guests with private pool. 
Both homes are used by our family and retain that home from home feel as opposed to a souless rental property. 
 
We are deep in Lucca wine country and as well as being on a famous wine setate there are several vineyards open for wine tasting within a 10 minute drive eg Tenuta Maria Teresa, and Greo as well as several good restaurants nearby with outside terraces eg Vigna Ilaria,Vipore and Lombardo and Cantina di Carignano within a 10 minute drive.  
The nearest villages are Carignano, San Macario in Piano (4 kms away where there is a small grocery shop,bakery and butchers) and Sant'Alessio also 4kms in direction of Lucca. There is a Conad Supermarket,a petrol station,a butchers,newspaper shop and ice cream parlour.Osteria Tambellini is good for lunch and also a morning capuccino and croissant. 
Il Bamboro is an excellent neighbourhood trattoria where the locals eat. 
 
Lucca is fun for children with its little parks with well equipped shady playgrounds,the Museum of Cartoons,many ice cream parlours, the fortified walls that can be viewed best by renting a bicycle (just inside Port Elisa.) 
There are many grand old villas that are open to the public. 
 
Description of the property: Stone farmhouse 350 square metres sleeps 8 + 2 (10) , with entrance hallway, kitchen / dining room, large sitting room, bathroom. Upstairs there are two twin bedrooms one with ensuite bathroom, two double bedrooms one with ensuite bathroom. There is another large sitting room and extra bathroom.  
 
The downstairs sitting room opens out onto a shaded gazebo with dining table and chairs for outside eating. There is a BBQ and original working pizza oven. 
 
Summary : 4 double bedrooms, 4 bathrooms,large kitchen with dining table that seats up to 10 , 2 sitting rooms one with fireplace, gazebo outside with dining table that seats up to 10. Pizza oven and BBQ. 
 
50 metres away there is a detached cottage of 140 sqm that sleeps 4 + 1 with large sitting room,leading onto dining room,kitchen, 2 double bedrooms,2 bathrooms,a large hallway. There is a covered gazebo outside with dining table and chairs and BBQ. The bedrooms have large sliding windows with mosquito screens with spectacular views of olive groves & hill top villages. 
 
There is a swimming pool located 50 metres from the house with access through a pear tree avenue. The pool is 25 ft x 25 ft of octagonal shape, hand made in teak wood so as to blend in with the nature and ambience of the ancient and protected countryside.  
There are plenty of sun loungers and tables and chairs dotted around the extensive grounds where you can find a shady spot to relax and read a good book. 
 
The ambience of the area is one of absolute harmony with nature, faraway from noise and pollution. The surrounding countryside of gently sloping hills makes it the perfect place for cycling, walking, birdwatching, wine tasting, sightseeing or if that is too exhausting just relaxing and revelling in the absolute peace and tranquility. 
 
The proximity of Lucca allows you to enjoy the best of both worlds, after exploring Lucca you can retire to the peace and calm of your farmhouse

All windows have mosquito screens so they can be opened at night to let in the evening breezes thereby precluding the need for air conditioning. There is a shaded gazebo behind both properties with BBQs and dining table and chairs. There are many sun loungers and deckchairs around the extensive grounds of the property. There is a wine cantina belonging to the estate that is open for wine tasting and purchasing wine,olive oil,honey about 300 metres up the road. We meet guests and take them to the property making sure that you are settled in and we are only 10 minutes away incase you need anything.

There is a cantina of a famous wine estate about 300 metres walk convenient for wine tasting. 
A cook can be arranged to prepare simple meals or more elaborate ones. 
We can arrange horse riding for children and adults (also beginners).

Pieve Santo Stefano, Lucca is acknowledged to be the best part Lucca. You are immersed in countryside, olive groves and vineyards yet only 7kms from the Lucca walls. The Strada del Vino leads up to the property and there are at least 10 wine estates within 2 kms where you can go winetasting.
You are in a panoramic elevated position in the Lucca hills (about 200 metres above sea level) the air is cleaner due to fresher sea breezes in summer. This altitude is excellent for growing vines and olive groves as there are generally fewer flies and mosquitoes.
There are good restaurants nearby where you can sit outside and eat local Tuscan food whilst enjoying stunning views. If you tire of all this and want to do some sightseeing ,Lucca is a 10 minute drive from where you can be in Pisa in 25 minutes, Siena 1 hour, Florence is 45 km, Cinque Terre are only one hours drive.
You feel you are in the countryside but you are also close to Lucca so that when you tire of relaxing by the pool you can be in Lucca within 10 minutes.

There are two farmhouses,the larger one Villa Calma can sleep 8/10 people comfortably. The smaller one La Piccolina(ref 24005#) sleeps 4/5. Deposit is 50 % at time of booking and balance 8 weeks before your holiday. There is a 30% cancellation fee if you cancel your holiday 12 weeks before the start or 50 % 4 weeks before. Less than 4 weeks notice,we will try to rebook your holiday and if successful we will give you back 50 % of the total cost. No other final cleaning costs. All utilities included except heating. Swimming pool towels are available to hire. One baby cot provided free. There is a breakage deposit of eur 300. Cleaning is approx 4 hours per week, Additional available at eur 12 euros p/h. We ask that you arrive between 3 - 6pm and leave before 10 am.
