The Villa. A self-catering apartment composes the ground floor of the villa. The access is directly from the garden and the windows look at the lake. Ideal for a family, the apartment is about 80 meters square, devided in a spacious living room with a big kitchen corner fully equipped, a master double bedroom with ensuite-bathroom, a second bedroom with 2 single beds and a second bathroom. Two additional single sofa-beds are located in the living area equipped with satellite TV and radio. Linen and towels are provided with change every week, as well as the weekly and final cleaning service. The apartment has central heating and air conditioned.  
 
The cottage. It is a lovely small independent 50 square meters building in the garden, ideal for a couple with max 2 children. It is composed by an entrance with living area and kitchen corner fully equipped, two single sofa beds, a double bedroom with exit to the terrace and the garden, bathroom with shower.  
 
Outside: Large garden with swimming pool (12 x 5 x 1,55 meters), table and chairs for eating outside, sun-beds and beach umbrella around the pool, barbecue, parking. The villa is right below the town hill of Bracciano: 500 meters by car following the main road, or 200 meters by walking following the path that leads you directly up to the historic centre.  
 
The property lies just at the opposite side of the lake's shore. A path reaches the lake in 2 minutes walk. You find there the Lungolago with the sandy free beaches, bar and restaurants, sailing club, bathing establishments where to hire pedalò, small oar boats, sun-beds, beach-umbrellas.  
 
Bracciano is an ideal base for daily trip to Rome thanks the local train leaving to Rome every 30 minutes. The owners, who live upstairs, are at your disposal for any information and help.

The park of the lakes Bracciano and Martignano offers lovely beaches in a delightful and sunny location, with the pretty villages of Bracciano, Trevignano and Anguillara. The lake is also well known for the majestic Castle, examples of Renaissance architecture. By the lake there is the Historic Air Craft Museum. The spas of Viterbo and Stigliano offer round year baths of sulfurous 37° water. The Tyrrhenian sea is just 20 minutes drive. Don't miss the castle of Santa Severa facing the sea and built on Etruscan ruins. At 8 km from Bracciano, by Manziana, there is a wood reserve, ideal goal for having picknick during a walk. The lake is also identified as the territory of Etruscans, the civilization emerged in the beginning of the 7th century BC and later destroyed by the ancient Romans. Their art (terracotta, jewels, sculptures, tombs) can be admired by many sites as Tarquinia e Cerveteri, Veio, Sutri, etc. The medieval Viterbo is just 40 minutes far by train.

Price not included: Use of the sofa-bed in the living rooms: 10,00 € per night for each Guest. Heating: 100 € per week. Air conditioned: 100 € per week. Payment Conditions: A 30% NOT REFUNDABLE account on the reservation, by bank transfer, postal order, cheque. Balance in cash upon arrival. A 200 € deposit in cash is required on the arrival and refundable at the check-out to cover possible damages and extra expenses. Check-in is suggested after 16.00 p.m. ; check-out not later than 10.00 a.m. (or in according with the owner).
