Main Description
Quiet and independent open space room of 1000 sq.feet, ideal for a relaxing holidays as well as a base with daily trip to Rome. The cottage lies just below the Odescalchi majestic Castle with its park, where Tom Cruise got married. It is located a few steps away (5 minutes walk) from the lake and the medieval centre of Bracciano, and conveniently located near the railway station, with local train to Rome every 30'. The cottage is completely furnished and composed by a double bed area, or 2 separated twin beds, a comfortable sofa double bed in front of that, a kitchen corner fully equipped with sitting for 4. The bathroom has large brick shower cabin. Central independent heating with radiator and/or cast iron woodstove with oven (firewood available for free).
Outside: Swimming pool (10x5 meters) overlooking the lake. The large private and elegant garden of 40.000 sq feet, is furnished with sun beds and sitting area below the patio, with brick barbecue and pizza oven. The owners, who live in the main villa, speak English and are available to help and advise.

The lake Bracciano area
The regional park of the lakes Bracciano and Martignano offers lovely beaches in a delightful and sunny location, with the pretty villages of Bracciano, Trevignano and Anguillara Sabazia (looks like a crib on the lake), each one easy to reach by paths or by car and bus. The lake, forbidden to the motors, and water reserve of the aqueduct of Rome, is also wellknown for the princes the Orsini-Odescalchi majestic Castle, which is privately owned, but open to the public for guided tours. Around the lake is also possible to visit The botanical Gardens of San Liberato, designed by Russel Page for the same princes, and The Air Craft Museum. By the Mediterranea sea, only 20 Km far from Manziana, is located the Natural Reserve of Torre Flavia, with nice sunny beaches, and close the famous castle of Santa Severa. In the nearby, the thermal centres of Stigliano and Viterbo, offer round year, baths of sulfurous 37 degrees.

Prices include: Use of swimming pool (closed during the cooler season), bedding and bath towels,(weekly change), final cleaning, electric energy up to 50 KW/week - water, gas for cooking and hot water, wood for barbecue, parking, weekly use of washing machine, internet wireless DSL. Heating by wood (stove by cast iron). Prices not included: Electric energy above 50 KW/week: 0,50 euro/KW (metered by the counter), Central heating: 7euro per day, or metered by the counter (7 euro/MC), third/fourth guest: +10%. Extra cleaning if animals inside: 50€. Options: Shuttle from/to airports. Conditions: A 30 % NOT REFUNDABLE deposit is required to hold booking. Balance in cash upon arrival. A security deposit of 200 euro is required to cover possible damages, and refundable upon departure after having witheld electrical and gas consumption fares.
