Its location is ideal for relaxing and exploring the most interesting parts of the region, including Udine, Cividale, Trieste, Aquileia, Gorizia, Udine, Cividale, San Daniele, Venzone, the renowned beaches of Lignano Sabbiadoro and Grado as well as the alpine resorts of Carnia and Tarvisio, all within an easy drive. Casa Gioia is also an excellent departure point for day trips to Austria, Slovenia and Croatia whose borders are very close.

The house sits in a beautiful position, on top of a small hill with great views over the surrounding countryside of vineyards, woodlands and castles. The location is ideal for walking, cycling or simply relaxing among the magnificent surroundings.

The villa is made up of two adjacent, self-contained and self-catering apartments, one of which is occupied by the owners. The accommodation is all on one floor and the interiors are tastefully furnished. They include a comfortable living/dining room with kitchen corner, a closet, 2 bedrooms (one with balcony), a bathroom with shower.

The house is surrounded by beautiful and well maintained gardens comprised of lawns, colorful flower beds, hedges and trees. There are several covered and uncovered areas furnished for dining and relaxing outdoors. A barbecue and a gazebo with table and chairs for al fresco dining are available for guests' use. In July 2009 a new swimming pool with sun terrace will be available.

The villa is made up of two adjacent, self-contained and self-catering apartments, one of which is occupied by the owners, a highly hospitable, welcoming yet unobtrusive family who will be only too happy to assit you and fully advise you on every aspect of your holiday. They speak Italian, English and French. The property is completely fenced in for privacy and is accessed by an electronic wrought iron gate opening to a driveway leading to the back of the villa, where private parking is available. The house is surrounded by beautiful and well maintained gardens. There are several covered and uncovered areas furnished for dining and relaxing outdoors. A barbecue and a gazebo with table and chairs for al fresco dining are available for guests' use. A lovely covered patio extends all around the house and is furnished for sitting, relaxing and enjoying the views.
