Vacation Rental Description
The villa is located in the quiet Provencal village of Roquefort Les Pins which is only 10 minutes from the medieval village of Valbonne and 20 minutes from Nice International Airport. There is a local supermarket, bakeries, banks, fruit and vegetable shops, beauty salon, hairdressers etc . In addition there are a number of close by restaurants.  
 
For all periods of rental, linen, towels & pool towels are included together with the final cleaning. A welcome with basic essentials is also included. 
 
The Kitchen 
A large 30m2 kitchen overlooking the terrace and garden is the central point of the villa. The kitchen is fully equipped with top of the line appliances and granite counters. Seating for up to 9 people is available in the kitchen. Off the kitchen is a utility room with storage space and an extra fridge/freezer. 
 
Living & Dining Area  
The lounge is a large, bright, airy 40m2 room with sliding doors on two sides opening onto the terrace and garden. There is plenty of seating surrounding a fireplace and TV with Sky Plus and a DVD player. A beautiful solid rosewood table and chairs seats 6 people for indoor meals.  
 
Bedrooms 
The villa has 4 large air-conditioned bedrooms all overlooking the garden and pool and with stunning mountain views. 
 
On the ground floor there is a double bedroom with a kingsize (160 x 200cm) bed, wardrobe and ensuite shower room which includes a basin and toilet.  
 
Upstairs is the master bedroom with ensuite. The room has a kingsize bed (160x200cm) and a separate dressing room. The ensuite has a shower with rainhead, 90x190cm bath, two basins and a toilet.  
 
There are two further bedrooms upstairs which each have two single beds (90x190). One of these rooms has zip & link beds which can be locked together to make a superking bed (180x190). They have built in wardrobes and share a bathroom. This bathroom has a separate shower, 80x180cm bath, two basins and a toilet.  
 
There is a mezzanine office which is equiped with wifi, printer, scanner, copier & fax machine. 
 
INDEPENDANT APARTMENT 
There is a one bedroom independant apartment which includes a double bedroom, bathroom with shower, sink & wc, a fully equipped kitchen with living / dining room. The apartment is attached to the house, but has it's own entrances. 
 
For the kids 
Just off the kitchen is a large 30m2 playroom for children to keep cool in during the heat of the day. This has a television with Sky Plus and a DVD player. 
There are plenty of activities to keep the children busy outside. There is a play area with monkey bars, swing and see-saw set upon rubber tiles, a "wendy house" to play in, a hammock to relax in, table tennis table, and a 14' enclosed trampoline. 
 
The Garden 
There is a beautiful 5,000m2 garden. A large 300m2 flat lawn is perfect for the kids. A football goal is available, along with a badminton set and a driving net. Beyond the lawn is a fruit orchard and beyond that, a private forest for the kids to explore. 
 
There are beautiful flower beds and a tasty vegetable garden to enjoy. 
 
A lovely terrace with seating for 6 is positioned high up to catch the last of the afternoon rays. It enjoys magnificent views overlooking the valleys and mountains and is a perfect spot to enjoy sundowners, or take an afternoon siesta. 
The gardens are maintained weekly and there is an automatic watering system taking care of all the plants.  
 
The Pool 
There is an 11x4.5m rectangular swimming pool 5 metres from the house. It is fully fenced and alarmed. The pool is 90cm at the shallow end and ideal for families with small kids paddling or learning to swim. There is a large poolside terrace with a table and chairs for dining by the pool and lounge chairs for sunbathing.

    • There are plenty of activities for young and old in the area. There is a weekly market in the village on Wednesdays, one in Valbonne on Fridays, plenty of Galleries to visit in both Mougins and St Paul de Vence (both 20 mins drive), an adventure playground for children & adults 5 minutes down the road, endless scenic drives to explore in all directions, and only 15 minutes to the beach.

    		  Low Season Price: £2,500 per Week
      High Season Price: £4,200 per Week
         

    A deposit payment by cheque or bank transfer of 30% of the total cost is required on booking. It is not refundable but exchangeable for other dates if available. The final balance is required 8 weeks before the arrival date. A deposit of £1000 is also taken to cover telephone, damage or breakages.
