Vacation Rental Description
PERRON and AURIGNAC 
Perron is a quiet hamlet in a rural farming area. It is served by a mobile grocer, baker and butcher. Most other daily requirements are available at two small supermarkets and the Tuesday market in Aurignac. Aurignac (pop.1200) has two restaurants, two lively bars, cinema and a number of other shops, including one selling vin du pays. More sophisticated shopping, restaurants (serving the food of Gascony in the main) and night clubs are to be found in St Gaudens (22kms). 
THE FARMHOUSE 
The farmhouse was built in 1880 of solid stone in a traditional style, and boasts 2 large stone barns, one open sided for car parking and with its annexe for barbecues and shaded sitting. The other barn is used for storage. There are approx 11 acres of fields and woods located both to the north and south of the house. Across our largest field to the south is a small river (Louge) in which there are small trout and salmon. A private 8x4 metre swimming pool is installed in front of the house, surrounded by a grass lawn, but overlooking fields. On a clear day the Pyrénées can be seen from the pool area. 
Ferme Langlois will always be in good habitable and clean condition throughout the year despite the fact that it is not a modern purpose built luxury home. On the ground floor of the farmhouse there is a fully fitted modern kitchen (hob and oven, fridge, freezer, washing machine, dishwasher), dining room with open fireplace, sitting room with efficient wood burning stove and TV, small bedroom (bunk beds) and toilet. On the first floor there are 3 bedrooms - the main bedroom with a double bed, another large bedroom with two French ¾ beds (that can be pushed together as a double bed), and the third bedroom with two single beds. There is also a child’s cot. On this floor is a large bathroom incorporating bath, basin, and toilet, and also a separate shower room with basin. A telephone is installed at the farmhouse for all incoming calls but outgoing calls are restricted. There are plenty of pillows. The double beds have blankets and the single beds have duvets. Pillowcases, sheets or duvet covers are provided at no extra charge in High Season. Otherwise bedlinen is available at between €15 and €25 depending on number of people (see Booking Form). Towels are not provided, but we can arrange for them to be hired locally, given notice. 
We have appointed a local British agent who lives in Perron to look after the swimming pool and garden, carry out maintenance and does the cleaning between lets. Note that all cleaning during the let is your responsibility (and at your expense).. The gardienne d’immeuble (concierge) lives opposite and looks after the key.  
The swimming pool will not normally be open in the Low Season and part of Mid season depending on prevailing weather conditions. The above rental prices are expressed per week irrespective of the number of people occupying the property up to a maximum of 8 in low and high season. However, in mid season, small party discounts of up to 50% are available. Normally these are 50% for 2 persons and 25% for 4 persons, but please ask as it depends on demand (sometimes 4 persons can do better than 25%)! All electricity used for domestic consumption (excluding heating), and water, are included in such prices. Heating, whether firewood, or electric (measured by meter readings), is not included in our prices.  
For use on those rare rainy days there is the colour TV unit plus a Satellite unit set up to receive free to view Sky services, including BBC1, BBC2, ITV, CH4 and Five, Sky3, CNN and others. There is also a DVD player and a small library of classic films/shows, with some particularly suitable for children.

    A refundable security deposit of £250 will be payable with the outstanding balance. It will normally be refunded to the hirer within 6 weeks of the end of the holiday. If the hirer makes a cancellation more than 8 weeks before departure, only the initial payment is forfeited; if made within 8 weeks of departure the total holiday let amount remains payable or, if paid is forfeited. However if the property is relet then the forfeited amount will be refunded to the hirer less any costs incurred in reletting the holiday. However the owners will pay a maximum compensation to the hirer for such cancellations depending on number of weeks before departure date as follows: 8 or more weeks, nil; 4 to 8 weeks, 5% of holiday let contract; less than 4 weeks, 10% of holiday let contract.These are partial terms only, full are available on request
