Vacation Rental Description
The cottages are in a tranquil , elevated , location giving magnificent views of the Pyrenees and surrounding countryside. Despite the secluded location , however , the cottages are not isolated as they are only about 1Km from the village centre and 2.50 Km from the small town of Masseube where a full range of shops , restaurants , garages , banks etc. are all available together with doctors surgery , pharmacy and other medical facilities . 
 
The secluded grounds are ideal for sunbathing , relaxing and/or games with large grassed areas and plenty of shade amongst the many varied trees plus , of course , the full use of our 13m x 8m pool . 
 
If you tire of just soaking up the sun in the quiet surroundings of Au Broca , there is much to do in the area with an abundance of good local restaurants , lakes , sailing , fishing and horse riding all withing easy reach . 
 
Tennis is available in Esclassan and there are a number of excellent golf courses nearby .

    • ACCOMMODATION Both cottages feature exposed beams throughout and have been built and furnished to a high standard . Each cottage comprises ; GROUND FLOOR * Two fully carpeted , double bedrooms with twin beds in each * Fully fitted shower room with WC and basin [thermostatic mixer to showerand glass door for safety] * Entrance door , hall and stairs to First Floor FIRST FLOOR * Huge room with exposed beams , vaulted ceiling and polished wood floor , containing fully fitted kitchen area with oven and fridge , dining area , sitting area with lounge furniture plus French doors onto an extensive private covered Terrace with superb views over the surrounding countryside and the Pyrenees . Although totally self contained and private , the cottages are ideal for two families who wish to holiday together but still retain their independance .

    There are a number of excellent courses nearby all offering different challenges to both beginners and experienced golfers . They range from a simple 9-hole course in Masseube itself to a majestic 18-hole course in Auch . 
     
    Green fees are reasonable for visitors and a feature of all the courses are the fantastic views of the Pyrenees and rolling countryside which surrounds them , and in addition , you will share the course with very few other players . 
     
    Obviously , keen golfers will bring their own clubs but we do have a couple of sets to hire for occasional players . 
     
    For golfng parties , we are happy to arrange a programme to suit your personal requirements , just ask .

CANCELLATIONS ; We will do our best to re-let any cottage if you have to cancel for any reason following a confirmed booking . However , if we are unable to do so or have to let at a lower rental than originally agreed , you will be liable for the balance .     Your hosts with some longstanding guests We are friendly and caring hosts who are there to help make your Au Broca holiday unforgetable

    We purchased Au Broca in 1989 as a wreck which had been unoccupied for 17 years . Our first step was to create the cottages by converting an open fronted barn and we had our first guests in July 1990 . Secondly we had to prevent any further deteriation of the Farmhouse which meant re-roofing to stop the many leaks . Thereafter we managed Au Broca from afar until we decided to move permanently to France in Janury 1996 . What a difference !! Guests quickly became friends and we were able to put faces to those who had holidayed at Au Broca many times in our absence . At the same time we started work on the Farmhouse , both " hands on " and using sub-contract labour , to make it habitable asp . Despite our best efforts , however , the time necessary to run the Cottages plus our other successful business installing swimming pools meant that only now are we approaching the final stages of the work . It's all been worthwhile though as last year we were able to buy-out our original partners in Au Broca and for 2010 we introduced a new , one-bedroom , luxury apartment in the main house to run alongside the Cottages and , we are pleased to say , it has been a great success .
    We are now looking foward to the 2011 season and the chance to meet some " old " friends and to make some new ones .
