Vacation Rental Description
Entry hall, off which is a large well-furnished open plan living-room. Two large sofas and several armchairs with a nice fireplace. The dining area has glass sliding doors going directly into the garden and a large table for 8/10 people.
To the left of the living-room there is a well equipped kitchen with an American breakfast bar. To the right of the kitchen there is a laundry room with a washing machine, an ironing board and a tumble dryer.
The Covered Summer Kitchen (6m2) is just across the terrace.
There are 3 downstairs bedrooms with fitted cupboards throughout.
Bedroom 1- With a standard double bed and views onto the garden.
Bedroom 2- Has a set of double bunk-beds so too small for adults!
Bedroom 3- There are 2 twin beds and a cot (which can easily be moved to another bedroom).

Downstairs bathroom with bath.
Independent WC

Upstairs
The master bedroom (35m2) or family room has a double bed and a large single bed. There is a large en suite bathroom (15m2) with a bath and a WC.

The owners live at the property in a small separate house off the drive-way. The pool, the garden, the tennis court and the car parking facilities are for the clients' exclusive use. The owners both work and their presence is unobtrusive, however, they are very helpful and manage the garden and the pool.

The water for the house comes from the well in the garden - it has been analysed and is OK for all household uses; people who prefer to be on the side of caution may wish to buy bottled water for drinking.

TV (mostly french channels), CD player, DVD player. Kitchen -.double sink, ceramic induction hot-plate with extractor hood, a conventional oven, a microwave and dishwasher.

    • The kitchen back door leads out to a very nice large swimming pool (with alarm) (10x5m with in-built angle steps), with terrace all around. Part of the terrace is shaded by a large canvas awning and the summer kitchen itself does have a roof; ideal for dining al-fresco by the pool. The summer kitchen has a small fridge, a gas cooker, and a sink. Poolside shower with a separate WC. 6 sun-loungers, garden furniture and a built in-BBQ. In the front garden there is a large grassy area with pine & palm trees, & plenty of space to kick a football around! The garden is completely enclosed by a thick hedge. The 'piece de la resistance' is a private tennis court!. Which was re-surfaced in June 2005. Parking for three cars inside the garden gates is provided and for one car in the garage.

    • Pezenas is a charming market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. Several good restaurants within 10 minutes walk from the house.
    Colourful market on Saturday mornings.
    Golf St Thomas: 15 km.
    Mediterranean beaches less than half an hour's drive:
    Agde 25 km. Greek town and fishing port, Nice market, excellent seafood restaurants.
    Cap d'Agde 30 km. 'Aqualand' 27-hole golf course.
    Beziers 23 km Large market town
    St Guilhem le Desert - Knights Templar village
    Lac Salagou 26km to the
    Parc Naturel du Haut Languedoc 40km North West mountains.

    -Payment- 30% deposit upon booking. The remaining 70% is due 8 weeks before arrival date: . -Arrival & Departure- Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure that when you buy your aeroplane ticket, the flight time will allow for arrival before 9pm at the very latest. -Breakage Deposit- €400 cash on arrival, returned less deductions for any breakages on morning of departure.
