Beautiful Villa on small residential site with private garden, air conditioning and shared pool, sleeps up to 6 people (3 double bedrooms). Portiragnes is ideally situated for your perfect holiday, with long summers, usually beginning in late March through to October, whatever your pleasure whether it is walking, horse riding, boating, eating & drinking, tennis, golf, sunbathing on beautiful beaches or sight seeing, this place has it all. Airports within 40 mins are Beziers, Montpellier, Carcasonne, Perpignan. Also Girona in Spain is less than 90 mins drive with Ryanair flying to all these destinations.Situated in the medieval village of Portiragnes, adjacent to the Canal du Midi, surround by vineyards and olive groves and only 3 minutes from award winning mediterranean beaches. This modern, privately owned villa is on a small, quiet site with a communal swimming pool. It has air conditioning which can be provided for an extra £30/per week and has 3 double bedrooms sleeping up to 6 people and is fully equipped for self catering holidays. A sunny, private garden/terrace with BBQ, table & chairs, loungers and sun umbrella for 8 people. There are also 2 bicycles for use.You enter the villa through french doors into the living area, a spacious, open plan lounge, dining area and kitchen. The kitchen has a 4 ring hob, microwave, fan oven & grill, fridge, freezer, toaster, dishwasher, washing machine, iron and all the necessary pots, pans, crockery and utensils you will need. In the lounge there are 2 sofa's (not bed sofas) coffee tables, sideboard, large breakfast island with stools. UK satelite TV, DVD/CD player, (a collection of CD's,DVD's & books).  
 
Good Size Bathroom with full size bath and shower. Double bedroom on the ground floor, Bedroom 1 with the 1st floor mezanine bedroom 2 open and spacious with a window overlooking the vineyards towards the sea, a 3rd double room, also on the 1st floor has a velux window in the roof with a siesta blind. Bed linen and towels (except beach towels) are included in the price. Sorry, no pets and no smokers. 
 
Although having a car is recommended because of all the places of interest to visit, if you require, Airport transfers can be arranged, details of charges will be given on request.

3 minutes from award winning mediterranean beaches, Portiragnes Plage is probably the quietest of the nearby beaches with shops, bars, restaurants and water sports, great beach for the children. Neighbouring beaches of Vias & Valras (10 mins sway) are larger and busier. Beziers, the main town is only 15 minutes or a leisurely bike ride along the canal, has excellent shopping facilities, bars & restaurants. There is a brand new golf course just outside Beziers. This area of France is steeped in history, with so many fortified towns and cities to explore, small fishing villages and miles and miles of countryside. So many places of interest I wouldn't know where to start naming them (there will be information/guide books in the villa or check out the numerous websites) Spain is very close too, Barcelona is only 2 & half hours drive away, well worth an early morning start for a fantastic day out.

				Low Season Price:	£350 per Week
				High Season Price:	£600 per Week

Minimum rental period is one week, normally Saturday to Saturday, but can be flexible on this depending on existing bookings. Payment can be made in either UK pounds or euros. The villa is available from 4.00pm on your day of arrival and must be vacated by 10.00am on your day of departure. The property must be left in a clean and tidy condition so as not to incur additional cleaning charges. There is a list in the villa giving clear directions and understanding that villa should be left as found. £100 per week deposit (non refundable) is required at the time of booking and the balance to be paid 8 weeks before your arrival date. Rental is paid in full if booking within 8 weeks of your arrival date. A security deposit of £150 will be required and refunded in full providing the property is left in a clean and tidy condition, the cost of additional cleaning or replacing broken or missing items will be deducted from the security deposit.
