This classic image of a southern French villa is set down a private track 500m from the heart of the quiet, medieval village of Nizas. It is a 5 minute drive from the delightful town of Pezenas and a 25 minute drive to the sandy Mediterranean beach.
This single storey holiday villa has a large sunny terrace for dining or sunbathing. Behind is an enclosed garden with badminton and table tennis set, BBQ and 8x4x1.3m safe secluded swimming pool. Sports for all tastes are nearby, including canoeing, paragliding, rock climbing, golf, tennis and hiking. Also within 30 mins by car are caves, grottos, and rock formations. Outside the villa there is secure parking in the well gated drive or shaded parking is available adjacent to the villa.
The villa has two bedrooms, one with a double bed and the other with two single beds. The family bathroom has a bath with shower, basin and WC, and there is also a separate WC. The kitchen has a cooker, sink, fridge/freezer, washing machine, microwave, dishwasher, oven, table and chairs.
The lounge/dining room has global satellite TV, mini hi-fi including CD, a DVD player and two double sofas. Separate dining area has a large dining table with chairs. Cot and highchair available on request.
The swimming pool is fully surrounded by safety fencing, and the villa is in a secluded safe position towards the end of a private track, making it ideal for families with children.
The large village shop in Nizas sells most things, and the village cafe welcomes all. A full range of shops, banks, supermarkets and restaurants is available in Pezenas. Pezenas itself is a wonderful town, full of old historic buildings, and steeped in art and culture, being particularly renowned for its association with the famous French playwright, Moliere. Slightly further away, Beziers has a wide range of modern retail outlets. Sports for all tastes are available nearby, including canoeing, paragliding, rock climbing, tennis, basketball and hiking. To the north is the Languedoc National Park with its forests, mountains, lakes and rivers. Caves, grottos and rock formations unique in Europe can be found 30 mins by car. There are many historic places of interest, including Roman settlements, medieval towns and the magnificent old city of Carcassonne.
Montpellier airport is a 45 min drive away, and Carcassonne and Perpignan about 1.5 hours. The villa is a 15 min drive from the A75 autoroute and Calais is about an 11 hour drive. There is a private airfield near the village.

The Languedoc national park is nearby, with its wide range of outdoor activities including kayaking, rockclimbing and hill walking. Places of historic interest abound, including Roman settlements and castles.
