Beautifully renovated, traditional and spacious house forming part of this pretty fountain square in the Minervois village of Pépieux.

The outside walls of the house were originally part of the old chateau dating from the 13th century but the interior was completely restructured during the early 1930s and has been up-dated recently.

It can accommodate 6 people and has 3 bedrooms, 2 with en-suite shower rooms. There is a large kitchen, spacious drawing/dining room, hall and downstairs cloakroom/wc.

The interior of the house is traditional and very comfortable.

The kitchen is well equipped with dishwasher, cooker with gas hob, micro-wave, fridge/freezer and a dining area for breakfast or more informal meals. The large living room has a more formal dining area seating up to 8 and a very comfortable seating area with 2 sofas, a large open stone fireplace, satellite TV/DVD player and bookshelves stuffed with a varied and interesting selection of books. There is a utility area with washing machine and drier and a downstairs WC. The large garden nearby - a 2 minute walk away, across the square, under the ramparts and across the little footbridge, has a pergola shaded stone terrace. The village has an excellent little supermarket/boucherie, a boulangerie, pharmacy, post office, paper shop and other small shops. Olonzac is 5 minutes away with bars, restaurants, shops and a bank.

Our village is situated in a rich and varied region, surrounded by vineyards with the Montagne Noir to the North and the Pyrenees to the South. A wonderful area for walking and cycling. We have a tennis court in the village which can be hired from the mairie, and a riding school on the outskirts. Just outside the village is a leisure lake for swimming, wind surfing and picnics. We are just 40 minutes by car from the wonderful sandy beaches of the Mediterranean. The famous canal du Midi, with its' shaded tow-paths for walking or cycling is close by. The historic village of Minerve with its ramparts and deep canyons is a major attraction, as are the Cathar castles and the restored medieval walled city of Carcassonne. There are many local markets to be enjoyed as well as many different regional wines and we would be happy to arrange visits/tasting’s for you. Montpellier and the Spanish border are just over 1 hour away by car; Barcelona is 3 hours and also reachable by train.

Bedroom 1 has 2 single beds and an en-suite shower room with wash hand basin and WC, double aspect windows. Bedroom 3 has a king size bed with en-suite shower room with wash hand basin and WC. Bedroom 2 has 2 single beds but this can be changed to a double bed, with adequate notice, if preferred. The bedrooms have electric heaters during cooler weather, and fans during summer. All the bedrooms overlook the place de la fontaine.

The rental price includes bed linen and towels, but not beach towels. Electricity will be charged on consumption at the current rate and is payable prior to departure. 30% deposit is required payable within one week of the booking, the balance is payable 8 weeks before arrival. The deposit is non-refundable if cancellation is made less than 10 days before due arrival. A damage deposit of £300 is required at the time of booking. This will be refunded within 7 days of the end of the rental period, less any costs for damage or additional cleaning.
