This is a great property for those who want 'sea and ski' options from a holiday home in the South of France. Located in a very pretty village near Axat in the Aude district, reknown for its 300 days per year sun and vine yards. 1hr from the coast and amazing beaches, 30 minutes form the nearest ski resort and under an hour from Carcassonne and Perpignan airport.
This property offers character, charm and high quality with its beamed ceilings, fully equipped kitchen and 3 spacious double bedrooms. A large open plan living room and kitchen dining area leads onto a balcony with views over the river Aude below and mountains above.

The lounge and dining area have french doors leading onto the balcony where you can enjoy your evening meal amongst stunning views of the river and mountainside, and even watch the canoeists and white water rafters as they float by. The lounge also offers a large 6 seater sofa corner bed settee, to sleep 2 if required.
There is a TV with sky tv /DVD player with an extensive DVD library should you decide to curl up on an evening and enjoy a real log fire, or you may wish to relax listening to a CD.
The property boasts 3 double bedrooms, the master bedroom has a large and luxurious king size bed, the second bedroom has a double bed, whilst the third bedroom has twin beds with stunning views over the river and surrounding countryside. There is also the sofa bed which sleeps a further 2 people should you require it.
The house sleeps up to a maximum of 8 people if required.

The balcony offers a lovely relaxing area and a BBQ so that you can enjoy your evening meal whilst making the most of the evening sun. Parking spaces are free and only a few metres from the house. There is an outdoor public swimming pool just 5 minutes away in Axat open in July/August, and white water rafting and canoeing is less than 5 minutes away on the river Aude (fun to watch from the house balcony).
There is an od chapel behind the property steeped in history and numerous walks for those wishing to enjoy the breathtaking scenery on foot. The village boasts a picturesque picnic area next to the river, a fantastic space for the children to play.
For those seeking fun in the water at a slightly slower pace the region is famed for its trout and fishing is available either on the river (permits available from the tourist office in Quillan) or in the trout farms as you follow the valley up into the mountains.On land The Tour de France passes right in front of the house on alternate years, and there are many routes into the mountains for cycling. There are also a multitude of tracks for mountain bikes as well.
