Mallard: The comfortable property - well over three hundred years old - tastefully renovated to a high standard, but retaining it’s charm through, amongst other features, use of exposed beams throughout.

On the ground floor: Entrance hall from arched front door. From hall: Downstairs bathroom with bath, shower in bath, washbasin and toilet. Living room with settees and occasional chairs, satellite free-to-view UK TV, DVD player, CD/FM stereo, together with a small book library; with fire for off-season usage. Dining/kitchen through openable wooden partition with table and chairs. Fitted tiled kitchen with gas cooker, microwave oven, refrigerator and access to communal washing machine in the grounds. Rear access to garden via French doors at rear. Off-street parking within the grounds.

On the first floor: Master bedroom containing double bed and fitted wardrobe. Two further bedrooms, each with wardrobe, one double with additional single bed and one twin. The second tiled shower/bathroom has a shower/massager plus toilet and washbasin. The stairs are fitted with a children's secure gate.

The secluded garden, overlooking the surrounding countryside, is mainly laid to grass with some fruit trees, equipped with garden furniture and a barbecue. With access to a communal area that provides children’s swings, slide, climbing frame and netball basket, games room containing table tennis table, a badminton area, an oval 25ft decked and child-secure swimming pool, and a large paddock
which terminates at the garden bottom in a trout stream. In total, the land area spans around three-quarters of an acre.

Location: The property stands tranquilly, one mile from the Fougeres exit 30 of the A84 route from the port of Caen. Less than a mile from St Germain en Cogles, five miles from Fougeres, some forty miles from St Malo and twenty-five from Mont-St-Michel, in a small quiet hamlet cul-de-sac with five properties in occupation only. It’s an ideal location for a restful break and less than half an hour from the Normandy beaches.
